NOTICE OF TRUSTEE’S SALE Pursuant to the authority vested in the undersigned Campbell Woods, PLLC, Substitute Trustee by Notice of Substitution of Trustee which notice is of record in the Office of the Clerk of the County of Commission of Cabell County West Virginia, and by Deed of Trust dated February 27, 2014, executed by Sharon L. Lawrence Properties, LLC to Mitchell Lee Klein, Trustees, which deed of trust is of record in said Clerk’s Office, in Trust Deed Book 2522 at Page 604, the undersigned Substitute Trustee has been requested, in writing, by the beneficiary of said deed of trust to sell the real estate described below, as there has been a default under the terms and conditions of said deed of trust. Therefore, the undersigned Substitute Trustee together with Joe R. Pyle Auctions will sell the real estate described in the Deed of Trust, at a public auction on November 30, 2023, at 11:30 a.m. (Registration to begin at 11:00 a.m.) to the highest bidder at the east front door of the Courthouse of said County of Cabell, in Huntington, West Virginia, which real estate is more completely described as follows: All that lot, piece or parcel of land, situate in the City of Huntington, Cabell County, West Virginia, known and designated on a map of Thornburg and Beale Subdivision of Lots Six (6) and Seven (7), Block 128, which said map is of record in the office of the Clerk of the County Commission of Cabell County, West Virginia, in Deed Book 112, at Page 434, as LOT NUMBER FIVE (5) of said Subdivision. TERMS OF SALE 1. The successful bidder (“Purchaser”) shall pay a Ten Percent (10%) nonrefundable down payment payable to the Trustee at the conclusion of the auction with balance due at closing by certified or cashier’s check.
