NOTICE OF TRUSTEE’S SALE Pursuant to the authority vested in the undersigned Campbell Woods, PLLC, Substitute Trustee by Notice of Substitution of Trustee which notice is of record in the Office of the Clerk of the County of Commission of Cabell West Virginia, and by Deed of Trust dated August 17, 2012, executed by Dennis E. Graley and Reatha S. Graley to P. Michael Pleaska and F. Thomas Graff, Jr., Trustees, which deed of trust is of record in the Office of the Clerk of Cabell County, West Virginia, in Trust Deed Book 2446 at Page 503, the undersigned Substitute Trustee has been requested, in writing, by the beneficiary of said deed of trust to sell the real estate described below, as there has been a default under the terms and conditions of said deed of trust. Therefore, the undersigned Substitute Trustee will sell the real estate described in the Deed of Trust, at a public auction on January 19, 2024 at 10:00 a.m. to the highest bidder at the east front door of the Courthouse of said County of Cabell, in Huntington, West Virginia, which real estate is more completely described as follows: All that certain lot, piece, or parcel of ground situate in Huntington, Kyle District, Cabell County, West Virginia, known and designated as the WESTERLY 33.29 FEET OF LOT NUMBER TWELVE (12) AND THE EASTERLY 0.02 FOOT OF LOT NUMBER THIRTEEN (13), BLOCK “A”, as shown on a map of Clemens Park Addition, filed on December 30, 1915, in Deed Book No. 143 at Page No. 56 in the Office of the Clerk of the County Court of Cabell County, West Virginia being more particularly described as follows: BEGINNING at a point in the north line of Adams Avenue, which point is westerly 0.02 foot from the corner between said Lots 12 and 13; thence with the said line of Adams Avenue, easterly 33.31 feet; thence northerly and parallel to the line between said Lots 12 and 13, 155 feet to a point in the south line of a 20 foot alley; thence with said alley line, westerly 33.31 feet; thence southerly, parallel to and 0.02 foot west of the line between said Lots 12, and 13, 155 feet to the point of BEGINNING; TERMS OF SALE 1. The sale of the property will be made subject to all matters having priority over the deed of trust referred to herein including but not limited to any and all assessments and taxes against said property, all prior liens, encumbrances, lease, restrictions, covenants, conditions, right of ways and easements of any nature whatsoever. 3.
