NOTICE OF TRUSTEE’S SALE Pursuant to the authority vested in the undersigned J. Patrick Jones Substitute Trustee by Notice of Substitution of Trustee which notice is of record in the Office of the Clerk of the County of Commission of Cabell County, West Virginia, and by Deed of Trust dated November 9, 2015, executed by William D. Toney and Judy Toney to P. Andrew Vallandingham and Samuel Vallandingham , Trustees, which deed of trust is of record in the Office of the Clerk of Cabell County, West Virginia, in Trust Deed Book 2597 at Page 533, the undersigned Substitute Trustee has been requested, in writing, by the beneficiary of said deed of trust to sell the real estate described below, as there has been a default under the terms and conditions of said deed of trust. Therefore, the undersigned Substitute Trustee will sell the real estate described in the Deed of Trust, at a public auction on March 27, 2024 at 10 a.m. to the highest bidder at the east front door of the Courthouse of said County of Cabell, in Huntington, West Virginia, which real estate is more completely described as follows: All that certain lot, piece or parcel of land situated in the City of Huntington, Cabell County, West Virginia, known and designated on a map of Riverview, a copy of which map was filed in the Cabell County Court Clerk’s Office on 9 August, 1906 in Map Book 2, as Map 51, as a cross-sectional part of Lots 14 and 15, Block 4, and being more particularly described as follows: Beginning at a point in the west line of Division Street, which point is northerly 70 feet from the point of intersection of the said line of Division Street with the north line of First Avenue; thence with the said line of Division Street, northerly 27.5 feet; thence westerly and parallel with the said line of First Avenue, 80 feet; thence southerly and parallel to the line of Division Street, 27.5 feet; thence easterly and parallel to the said line of First Avenue, 80 feet to the point of beginning. Reserving, however, the westerly or rear 3 feet for sewer purpose for the benefit of the other owners of Lots 14 and 15, Block 4. TERMS OF SALE 1. Cash in hand paid on the day of sale. 2.
