TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated October 24, 2019, and duly recorded in the Office of the Clerk of the County Commission of Cabell County, West Virginia, in Deed of Trust Book 2758, at Page 136, Donald Gary Stepp, Jr. and Donald Gary Stepp, Sr. did convey unto David G. Palmer, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Cabell County Courthouse, in Huntington, West Virginia, on April 16, 2024, at 1:19 PM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Kyle District, Cabell County, West Virginia, and more particularly described as follows: All that certain lot, piece or parcel of land situate in the City of Huntington, Cabell County, West Virginia, known and designated on a certain map of the city of Huntington, West Virginia, made by L.W. Lette, Civil Engineer, a copy of which map was filed in the Office of the Clerk of the County Court of Cabell County, West Virginia, on the 31st day of December, 1903, as being the northeasterly 30 by 100 feet of Lot No. 3, Block No. 75, and being more particularly described as follows: BEGINNING at a point in the southerly line of Ninth Avenue, which point is easterly 150 feet from the point of intersection of the southerly line of Ninth Avenue with the easterly line of Sixth Street; thence from said beginning, with said line of Ninth Avenue, easterly 30 feet to a point; thence southerly and parallel to the easterly line of Sixth Street, 100 feet to a point; thence westerly and parallel to the southerly line of Ninth Avenue, 30 feet to a point; thence northerly, passing through the center of a brick garage and with the center of a 8 foot partnership concrete driveway, parallel to the easterly line of Sixth Street, 100 feet to the BEGINNING, together with the right to use as half of a partnership driveway a 4 foot wide parcel of land adjoining the described property on the west and extending southerly from Ninth Avenue to the garage on the adjoining property and reserving as the other half of said driveway a similar 4 foot wide parcel of land, being the westerly 4 feet of the described property extending southerly from Ninth Avenue to the said garage. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 611 9th Avenue, Huntington, WV 25701. AND BEING the same real estate which was conveyed to Donald Gary Stepp, Jr. and Donald Gary Stepp Sr., by Deed dated October 02, 2019, from Virgil L. Kelly, III and Linda Gail Kelly, and recorded in the Office of the Clerk of the County Commission of Cabell County, West Virginia, in Deed Book 1412, at Page 748. The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes. The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
