TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated February 19, 2016, and duly recorded in the Office of the Clerk of the County Commission of Cabell County, West Virginia, in Deed of Trust Book 2607, at Page 29, Todd P. Parks did convey unto Dru A. Shope, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Cabell County Courthouse, in Huntington, West Virginia, on April 30, 2024, at 9:02 AM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the City ilton District, Cabell County, West Virginia, and more particularly described as follows: Situate in Milton District, Cabell County, West Virginia and more particularly bounded and described as follows: PARCEL ONE All that certain piece, parcel, or part of lot of real estate situate on the south side of Harrison Street, in the Hall Addition to the Town of Milton, Cabell County, West Virginia bounded and described as follows: BEGINNING at the northeast corner of Lot No. 2 of the said Hall Addition, the northwest corner of Lot No. 3; thence West with the north line of said Lot No. 2, which is the south line of Harrison Street, a distance of Four (4) feet to a marker set in the ground; thence south straight course and parallel with the East line of said Lot No. 4., 130 feet to a marker set in the ground in the south line of said Lot No. 2, which is the north line of an east and west alley, four feet from the southeast corner of said Lot No. 2; thence east with south line of Lot No. 2, which is the north line of alley, 4 feet to the southeast corner of said Lot No. 2; thence north with the east line of said Lot No. 2., 130 feet to the point of BEGINNING, being a strip of land fronting on Harrison Street four feet, and extending south 130 feet to the alley, containing Five Hundred Twenty (520) square feet. PARCEL TWO All that certain piece, parcel or lot of real estate, situate in the town of Milton, Cabell County, West Virginia, known and designated in a proper plan or plat of the subdivision known as the Hall Addition, in said Town of Milton, now appearing of record in the Office of the Clerk of the County Court of Cabell County, West Virginia to which said record reference is hereby made for a more particular description thereof, as Lot Number Three (3) of the said Hall Addition. PARCEL THREE All that certain piece or parcel of land, a part of the Hall Addition to the Town of Milton, Cabell County, West Virginia and being more particularly described as follows: BEGINNING at a northwest corner of that certain parcel of ground conveyed to Conwell O. Blake and Helen Blake, his wife, by J.H. Hall and Beatrice M. Hall, his wife, by Deed dated May 20, 1949, and of record in the Office of the Clerk of the County Commission of Cabell County, West Virginia in Deed Book 413, at page 244; thence with the north line of Lot No. 2 of the Hall Addition to the Town of Milton a distance of 1.50 feet; thence southerly and parallel with the east line of Lot No. 2 a distance of 70.00 feet; thence in an easterly direction and parallel with the north line of Lot No. 2 a distance of 1.50 feet; thence with the division line of Lot No. 2 and the parcel conveyed by the above referenced Deed Book 413, at page 244 a distance of 70.00 feet to the place of BEGINNING, estimated to contain 105 square feet. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 1052 Harrison Street, Milton, WV 25541. AND BEING the same real estate which was conveyed to Todd P. Parks, by Deed dated February 19, 2016, from Lisa D. Ragalyi n Lisa Ragalyi Burris, and recorded in the Office of the Clerk of the County Commission of Cabell County, West Virginia, in Deed Book 1338, at Page 739. The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes. The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
