TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated August 7, 2018, and duly recorded in the Office of the Clerk of the County Commission of Cabell County, West Virginia, in Deed of Trust Book 2712, at Page 692, Shelley L. Bowles and Timothy W. Bowles did convey unto Seneca Trustees, Inc., Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Cabell County Courthouse, in Huntington, West Virginia, on April 30, 2024, at 9:06 AM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Grant District, Cabell County, West Virginia, and more particularly described as follows: All that certain lot, piece or parcel of land situated in the subdivision known as RIVER PARK, on Mud River, northwest from Ona in Grant District, Cabell County, West Virginia, and more particularly described as follows: BEGINNING at an iron pipe in the north line of the road through the River Park property, said pipe being the southwest corner of the property of Lloyd and Edna Davis, and running thence with the north line of River Park Drive, S. 62DEGREES 56′ W., 229.47 feet to an iron pin; thence leaving said road, N. 12DEGREES 16′ W., 198.8 feet to an iron pin; thence N. 63DEGREES 24′ E., 196.92 feet with the Davis line to the BEGINNING, containing 1.01 acres, more or less. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 3750 River Park Drive, Ona, WV 25545. AND BEING the same real estate which was conveyed to Shelley L. Bowles and Timothy W. Bowles, by Deed dated July 23, 2018, from Dana D. Allen, II and Pamela E. Allen, and recorded in the Office of the Clerk of the County Commission of Cabell County, West Virginia, in Deed Book 1391, at Page 663. The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes. The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
