TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated May 12, 2008, and duly recorded in the Office of the Clerk of the County Commission of Cabell County, West Virginia, in Deed of Trust Book 2225, at Page 566, Ollie May Hampton-Pelly did convey unto Dru. A. Shope, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Cabell County Courthouse, in Huntington, West Virginia, on June 17, 2024, at 8:34 AM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Huntington (Gideon) District, Cabell County, West Virginia, and more particularly described as follows: All that certain lot, piece or parcel of land with building and improvements thereon, and all appurtenances thereunto belonging or appertaining, situate in the City of Huntington, Cabell County, West Virginia, known and designated as LOT NUMBER 355 and the SOUTHERLY ONE-HALF (15 feet) of LOT NUMBER 356 (designation of lots erroneously omitted in prior deeds) as said lots are known and designated on the map of WALNUT HILLS SUBDIVSION, which map is of record in the Office of the Clerk of the County Commission of Cabell County, West Virginia, in Map Book 2, as Map No. 85, which property is more particularly described as follows: BEGINNING at a stake in the est line of Davis Street 66.9 feet northerly from the point of intersection of said east line of Davis Street with the north line of St. Louis Avenue; thence from said beginning and running at right angles to the east line of Davis Street, easterly 100 feet to a stake in the west line of a 10 foot alley; thence northerly and with the west line of said alley 45 feet to a stake; thence westerly and at right angles to the east line of Davis Street 100 feet to a stake in the east line of Davis Street; thence southerly and with the east line of Davis Street 45 feet to the place of BEGINNING. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 332 Davis Street, Huntington, WV 25705. AND BEING the same real estate which was conveyed to Ollie May Hampton-Pelly, by Deed dated May 9, 2008, from Maurice C. Pelly and Dianne G. Pelly, and recorded in the Office of the Clerk of the County Commission of Cabell County, West Virginia, in Deed Book 1187, at Page 635. The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes. The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
