NOTICE OF TRUSTEE’S SALE Under authority of that certain Deed of Trust dated June 30, 2020 from Teresa Lynn Evans and Thomas L. Evans to Marc B. Lazenby, Trustee, of record in the office of the Clerk of the County Commission of Kanawha County, West Virginia in Trust Deed Book No. 4443, at page 690, securing a promissory note in the principal amount of $103,623.49, payable to Vanderbilt Mortgage and Finance, Inc., and default having been made under the promissory note secured by the aforesaid Deed of Trust and sale requested by Vanderbilt Mortgage and Finance, Inc., the undersigned Trustee will offer for sale at the front door of the Kanawha County Courthouse in Charleston, West Virginia, on July 12, 2024 at 9:15 a.m., subject to all reservations, exceptions, easements and other matters which appear of record, and subject to all unpaid taxes, if any, all the following described parcel or real estate, together with the improvements thereon and the appurtenances thereunto belonging, situate in Malden District, Kanawha County, West Virginia, and being more particularly bounded and described as follows: A certain tract or parcel of land, the same lying and situate on both sides of the Cline Branch of Campbells Creek in Malden District, Kanawha County, West Virginia, the same a portion of the Wm. T. Belcher survey of 99 acres & 72 poles sold to him by John Q. Dickinson and wife, by deed executed March 14, 1885, and of record in the Kanawha County Court Clerk’s office in Deed Book No. 42 on page 358, and described as follows: Beginning at a Lynn cucumber in a line of the George Hopkins survey, thence down a ravine N. 70DEGREES 39′ E. 46 poles to an iron bar between the Cline Branch and a ledge of rock; N. 60DEGREES 9′ E. 19.5 poles to an iron bar in the East exterior line of the Wm. T. Belcher survey, and with it N. 42DEGREES 15′ W. 272 feet to an iron bar with white oak pointer; thence, leaving said line, S. 70DEGREES W. 229 feet to an iron bar on West side of said branch and on east side of road; and on bank of creek and edge of road S. 16DEGREES 30′ W. 19 feet to an iron bar; thence crossing the road S. 70DEGREES W. 400 feet to an iron bar near top of hill with sourwood and two black oaks, pointers; S. 23DEGREES W. 136 feet to a black oak; S. 31DEGREES W. 292 feet to place of beginning containing Six acres 72 poles, more or less, including all that certain manufactured home identified as Fleetwood Homes, Model Name FTWD, Serial Number VAFL319B58887GH13 and VAFL319A58887GHI13, date of manufacture 2003. Together with a 2020 CMH Manufactured Home, Serial Number CAP035286TNAB. Excepted and Reserved There is, nonetheless, excepted and reserved from this conveyance all that certain lot or parcel of land heretofore conveyed by Mary E. McCormick, widow, unto Fred A. McCormick and Janice Mary Lee McCormick, his wife, by deed bearing date the 14th day of March, 1968, and of record in Deed Book 1518 Page 558. Commonly known as: 1301 Cline Hollow Road, Charleston, WV 25306. Being the same property conveyed from Secretary of Housing and Urban Development to Teresa Lynn Evans and Thomas L. Evans by Deed dated June 30, 2020, of record in the aforesaid Clerk’s office in Deed Book No. 3074, at page 63. Terms of sale: Cash or certified funds due on date of sale.
