NOTICE OF TRUSTEE’S SALE Notice is hereby given that by virtue of authority vested in the undersigned Trustee by that certain deed of trust executed by JEREMY ALAN ASH to ANDREW H. MILLER and HARRY K. WHITE, dated the 19th day of February, 2020, securing BANK OF MINGO, and recorded in the office of the Clerk of the County Commission of Cabell County, West Virginia, in Trust Deed Book No. 2769, at page 662, by which was conveyed to the said Trustees the hereinafter described real estate, to secure the payment of a certain note set out and described therein, and the owner and holders of said note, in exercise of the right and authority granted in the aforementioned deed of trust, having appointed FLYNN, MAX, MILLER & MILLER, L.C. as Substitute Trustee, by that certain Appointment of Substitute Trustee dated the 26th day of June, 2024, and recorded in the aforesaid Clerk’s Office in Bonds, Contracts and Leases Book 420, at page 344, and default having been made in the payment of said note, and the said FLYNN, MAX, MILLER & MILLER, L.C., Substitute Trustee, having been requested so to do by the owner and holder of said note, shall sell to the highest and best bidder, on September 11, 2024 at 10:00 a.m., at the East Front Door of the Court House of Cabell County, West Virginia, the following described real estate: All those certain lots, pieces or parcels of ground, situate in the City of Huntington, Cabell County, West Virginia known and designated upon a certain map of Midway Addition to the City of Huntington, which map was filed in the Office of the Clerk of the County Court of Cabell County, West Virginia, on the 22nd day of August, 1913, and recorded in Deed Book No. 128, at Page 319, as LOTS NOS. 1 and 2, in BLOCK 2, both of said lots being 40 x 150 feet. TERMS OF SALE: Ten percent (10%) cash in hand on day of sale with the balance due within 30 days, subject to any and all unpaid taxes, and purchaser pays all transfer tax, the deed preparation and recording fee.
