TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in him by that certain Deed of Trust, dated December 2, 2016, and duly recorded in the Office of the Clerk of the County Commission of Harrison County, West Virginia, in Document No. 201600042423, in Book No. 1349, at Page 886, James A Cumpston did convey unto Daniel T Baker, Trustee(s), certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Seneca Trustees, Inc., as Substitute Trustee; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by The Huntington National Bank to foreclose thereunder, will offer for sale at public auction at the front door of the Harrison County Courthouse in Clarksburg, West Virginia, on December 11, 2024 at 12:00 PM the following described real estate, together with its improvements, easements and appurtenances thereunto belonging, situate in 19 – Tenmile-Salem District, Harrison County, West Virginia, and more particularly described as follows: All of that certain lot or parcel of land, including the buildings, improvements, and appurtenances thereunto belonging, situate in the City of Salem, Tenmile District, Harrison County, West Virginia, and being more particularly bounded and described as follows: BEGINNING at a 5/8″ iron pin set at the southeasterly corner of Lot No. 4, and on the northern right of way of Randolph Street; thence with Randolph Street; S. 50 44′ 00″ W. 130.00 feet to a 2″ pipe found, a corner to parcel 2; thence with the eastern line of said parcel 2, N. 39 16′ 00″ W. 80.00 feet to a 2″ pipe found and being a common corner to Lot No. 5; thence with Lot No. 5 N. 50 44′ 00″ E. 130.00 feet to a 5/8″ iron pin set on the western right of way of Road “B”; thence with the western line of said Road “B”, S. 39 16′ 00″ E. 80.00 feet to the point of beginning, containing 0.24 acre, more or less, and being Lot No. 4, as shown upon the plat entitled “Boundary/Subdivision Parcel 1 for Grojen Enterprises, Inc.”, which plat is of record in the office of the Clerk of th County Commission of Harrison County, West Virginia, in Deed Book No. 1282, at page 463, and further as shown upon a plat entitled “Plat of Property Lot 4 of Parcel 1 Grojen Enterprises, Inc., Tenmile District, Harrison Co., WV”, which plat is of record in said County Clerk’s office in Deed Book No. 1295 at page 1126. And being the same real estate conveyed to Grantors by Deed to be recorded contemporaneously herewith. Grantors further Grant and Convey to Grantee any and all right, title and interest they may have to any rights of ways or easements incident to their ownership of the above described real estate. THIS conveyance is made subject to all valid exceptions, reservations, restrictions, conditions, easements, rights of way or other servitudes, if any, made retained or created in prior Deeds of record in the chain of title to the property herein conveyed. At the time of the execution of the Deed of Trust, this property was reported to have an address of: 87 Randolph St, Salem, WV 26426. The purchasers at the sale shall be responsible for paying the recording costs and also the tax on the privilege of transferring real property (the cost of the tax stamp to be affixed to the deed). The purchasers shall be responsible for payment of all real estate taxes. The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
