NOTICE OF TRUSTEE’S SALE Notice is hereby given of the authority vested in the undersigned, Walton S. Shepherd, III, Trustee, by that certain deed of trust made by Danny Rhodes and Dometra Rhodes, his wife , dated the 16th day of March,, 2021, of record in the Office of the County Clerk of Kanawha County, West Virginia, in Trust Deed Book 4499 at page 389, default having been made in the terms of the indebtedness therein secured and the holders and owners of the note thereby secured has elected to treat the whole principal debt thereby secured as thereupon immediately due and payable. The said Walton S. Shepherd, III, Trustee, having been thereunto required in writing by the said Stonie C. Jones and Joyce Ann Jones, his wife, being the owners and holders of the note, will on Monday, the 31st day of March, 2025, at 11:30 a.m. o’clock on the front steps of the Kanawha County Courthouse (Virginia Street entrance), Kanawha County, Charleston, West Virginia, to sell at public auction to the highest bidder, the real property described in said deed of trust, situate in Poca District, Kanawha County, West Virginia, to-wit: That certain tract or parcel of land, together with the improvements thereon and the appurtenances thereunto belonging, situate on the waters of Five Mile Fork of Coopers Creek, in Elk District, Kanawha County, West Virginia, being the same property as shown upon a map by William R. Gunnoe, R.P.S., dated March 13, 2021, and being more particularly bounded and described as follows: BEGINNING at a rebar on the southerly line of Ravenall Lane, S. 74 deg. 06′ E. 253.20 feet, running with said Ravenall Lane to a rebar set in a gravel driveway on the line of property owned by the Grantors herein in Deed Book 2522 at page 141; thence S. 75 deg. 13′ W. 560.84 feet leaving said Ravenall Lane and running with said last mentioned tract to a rebar; thence N. 27 deg. 16′ W. 213.05 feet, leaving said last mentioned tract and running through the property of which this conveyance is a part to a rebar; thence N. 50 deg. 40′ E. 140 feet, continuing through the said last mentioned tract to a rebar; thence N. 27 deg. 16′ W. 213.05 feet, leaving the said last mentioned tract and running through the property of which this conveyance is a part to a rebar; thence N. 50 deg. 40′ E. 140 feet continuing through the said last mentioned tract and into the tract owned by the Grantors herein in Deed Book 2394 at page 600 to a rebar with a 24″ sycamore on the southerly line of Ravenall Lane as extended; thence S. 62 deg. 14′ 30″ E. 111.62 feet running back through the tract of which this conveyance is a part with said Ravenall Lane to a railroad spike in a gravel driveway; thence S. 85 deg. 53′ E. 189.79 feet, continuing with said Ravenall Lane to the point of beginning, containing in all 2.00 acres, more or less, and Being the same property which was conveyed unto the said Danny Rhodes and Dometra Rhodes, his wife, by deed dated the 16th day of March, 2021, from Stonie C. Jones and Joyce Ann Jones, his wife, and recorded in the aforesaid Clerk’s Office in Deed Book 3092 at page 710. This sale shall be made subject to any reservations, exceptions and conditions contained in any prior deeds in the chain of title, and further subject to all unpaid taxes and special assessments, the purchaser assuming payment thereof.
