NOTICE OF TRUSTEE’S SALE NOTICE OF TRUSTEE’S SALE and Notice of the Beneficiary/Servicer’s election to sell property is hereby given pursuant to and by virtue of the authority vested in the Trustee by that certain Deed of Trust dated May 15, 2023 executed by Victor Luiz Abreu and Karina De Oliveira to Amy Haynie, Trustee, of record in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Book 4642, at Page 689. Bailey & Slotnick, PLLC was appointed as Trustee by APPOINTMENT OF SUCCESSOR TRUSTEE dated February 7, 2025, recorded in the Clerk’s Office in Book 4734, at Page 522. The borrowers defaulted under the Note and Deed of Trust and the Trustee has been instructed to foreclose under the Deed of Trust. The aforesaid Parcel Number Seven (7) is more particularly bounded and described as follows: beginning at the southeast corner of parcel six (6), as shown upon the aforesaid map, thence South 4 degrees 48 minutes West 70 feet (not 470 feet as erroneously described in deeds and trust deeds recorded in the aforesaid clerk’s office); thence North 74 degrees 35 minutes West 714 feet; thence North 29 degrees 10 minutes West (erroneously described as North 24 degrees 10 minutes West) 53 feet to the southwest corner of said parcel six (6); thence South 77 degrees East 735 feet to the place of beginning; and containing 0.89 acre, more or less.
