NOTICE OF SUBSTITUTE TRUSTEE’S SALE NOTICE IS HEREBY GIVEN that by virtue of authority vested in the undersigned Substitute Trustee by that certain Deed of Trust executed by Traci H. Runyon, to Ralph W. Bassett, Jr., Trustee, dated the 1st day of December, 2008, and recorded in the Office of the Clerk of the County Commission of Cabell County, West Virginia, in Trust Deed Book No. 2268, Pg. 556, which conveyed unto the said Trustee the hereinafter described real estate to secure the payment of that certain indebtedness set out and described therein, and by Substitution of Trustee Agreement dated the 20th day of December, 2019, and recorded in said Clerk’s Office in Bonds, Contracts and Leases Book No. 402, Pg. 468, wherein the undersigned Trustee was appointed as successor to Ralph W. Bassett. Jr., Trustee, and default having been made pursuant to said Deed of Trust, said Successor Trustee, Paul J. Prunty as Trustee, having been requested so to do by the owner and holder of said indebtedness, shall sell to the highest and best bidder, on Friday, the 28th day of February, 2020, at 10:00 a.m. (having been continued from the 6th day of February, 2020), at the east front door of the Courthouse of Cabell County, West Virginia, the real estate commonly known as 1112 Newmans Branch Road, Milton. West Virginia, and described as follows: Those two (2) certain tracts, pieces or parcels of land lying and being situate in Grant District. Cabell County, West Virginia, described as follows. to wit: FIRST TRACT: All that certain tract or parcel of land situate on the waters of Newman’s Branch, a tributary of Mud River, in Grant District, Cabell County, West Virginia, beginning at a fence post (a stone to be place instead) by a drain, about Twenty (20) feet east of Newman’s Branch at the northwest comer of T.J. Jordan’s yard and corner to the Nancy Harshbarger farm; thence up said drain, with said Harshbarger line, N. 38 30′ E. 255 feet to a sycamore tree on the south side of the drain; thence S. 48 45′ E. 35 feet to two persimmon stumps; thence along the hillside, S. 25 W. 164 feet to a set stone; thence S. I0 E. 335 feet to a set stone, comer to James Chapman’s land; thence S. 85 30′ 95 feet to a locust tree, near Newman’s Branch; thence up said branch, N. 6 45′ W. 179 feet; thence N. 25 30′ 145 feet to the place of BEGINNING, containing 99/100 acres, more or less; SECOND TRACT: BEGINNING at a corner between M.F. Parrish and M. Newman at the foot of the hill on Newman’s Spring Branch: thence with the line between Parrish and said Newman to a comer of the said Parrish, M. Newman and White; thence in a southeasterly direction about two hundred yards (200) to a stake on the south side of said road on the Newman Spring Branch, near Thomas Jordan’s house: thence up said branch with the meanders of the same to the BEGINNING, containing one-half (1/2) acre, more or less. TERMS OF SALE: Cash in hand on day of sale, subject to real property taxes assessed and unpaid against said property.
