TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated February 10, 2006, and duly recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed of Trust Book 3329, at Page 295, William Thomas Middleton did convey unto Charles Johnson, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Kanawha County Courthouse, in Charleston, West Virginia, on May 22, 2025, at 5:45 PM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Jefferson District, Kanawha County, West Virginia, and more particularly described as follows: All of the following described real estate located in the City of St. Albans, Jefferson District, Kanawha County, and State of West Virginia, with improvements thereon and appurtenances thereunto pertaining, to-wit: All that certain lot, piece, or parcel of land, together with the improvements thereon and the appurtenances thereunto belonging, lying and being in Kanawha County, WV, known as: Parcel No. 165, Map No. 19, Ticket No. 6470963, brief legal part Lot G Blk. K Ravens Court Addition and further described as follows: Beginning at an iron pin in the easterly line of South Washington Street, which pin is situate N 13 40′ E. 244.1 feet from the intersection of said line of South Washington Street with the northerly line of Oakland Avenue; thence with said line of South Washington Avenue, N 13 40′ E 53.89 feet to an iron pin; thence leaving said street, S. 71 00′ E 170.40 feet to an iron pin in the westerly line of a 20 foot alley; thence with said line of said alley, S 33 00′ W 40.27 feet to an iron pin; thence leaving said alley N 76 20′ W 156.64 feet to the place of beginning, being a part of Lot G as laid down on that certain map entitled “Map showing revision of the western half of Block “K” owned by Dr. Ward Harshbarger, “Prepared by W.H. Hawley, surveyor, dated October, 1947, which map is of record in the Office of the Clerk of the County Commission of Kanawha County West Virginia, in Map Book No. 13, at Page 88. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 830 South Washington Street, Saint Albans, WV 25177. AND BEING the same real estate which was conveyed to William Thomas Middleton by Deed dated February 8, 2005, from Tonja Faith Middleton, and recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed Book 2623, at Page 264. The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
