NOTICE OF TRUSTEE SALE Pursuant to the authority vested by Deed of Trust dated the 14th day of June, 2017, Jamarr T. Jackson and Cassie Jackson, Grantors, to P. Andrew Vallandingham and Samuel Vallandingham, Trustees, which said Deed of Trust is of record in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Trust Deed Book 4248 beginning at page 575 and the undersigned, Daniel T Yon and Ralph J. Hagy, substituted Trustees, by Substitution of Trustees of record in the office of the Clerk of the County Commission of Kanawha County in Trust Deed Book 4404 at page 917 having been requested to do so by the Lender, and default having been made under the terms and conditions of said Deed of Trust, and the provisions of said Deed of Trust concerning acceleration having been complied with by the Lender and present holder of the note, said substituted Trustees shall sell at public auction on February 28, 2020 at 2:00 p.m. at the front steps of the courthouse of Kanawha County, West Virginia, the following real estate more particularly described as follows: All that certain lot, tract or parcel of land, together with the improvements thereon and the appurtenances thereunto belonging, situate on Furman Avenue in Malden District, Kanawha County, West Virginia, being more particularly shown and designated on that certain plat entitled, “Plat of Survey Showing a 0.147 Acre Lot (6,400 Sq. Ft.) to be Conveyed to Jamarr Jackson, Being Part of Lot Nine (9) and Ten (10), Block ‘X’ of the Old Town of Levi, Now Known as Rand, West Virginia,” dated October 13, 2016, prepared by Timothy L. Keely – WV PS No. 972, and being more particularly bounded and described as follows: BEGINNING at a railroad spike set at the northeastern corner of old Lot Nine (9) on the southern right of way of Furman Avenue and the western right of way of a ten foot (10′) alley, thence leaving Furman Avenue and now running with said Alley S. 20 00′ 00″ W., fifty feet (50′) to a point at the northeastern corner of Lot Ten (10), and continuing (50′) to a railroad spike set at the southeastern corner of Lot (10); thence leaving said Alley, and now running with the northern line of Lot Eleven (11), N. 70 00′ 00″ W., 84.00 to a 5/8″ rebar set; thence leaving Lot Eleven (11), and now making a new division line through Lots Nine (9) and Ten (10), N. 20 00′ 00″ E., fifty feet (50′) to a point on the northerly line of Lot Ten (10), thence leaving Lot Ten (10) and continuing fifty feet (50″) to a 5/8″ rebar set on the northern line of old Lot Nine (9) on the southern right of way of Furman Avenue; thence with Furman Avenue S. 70 00′ 00″ E., sixty four feet (64′) to the point of beginning, containing 0.147 Acre (6,400 sq. ft.) more or less. Along with that certain 2017 manufactured home, make of Champion, model of Greenbrier and vehicle identification numbers of 023-000-H-A003757AB. TERMS OF SALE: Ten percent (10%) of total bid amount cash in hand on day of sale. Remainder due within 30 days from date of Trustee Sale. Payment for unpaid real estate taxes to be assumed by the purchaser. Subject to any and all assessments and taxes against said property, and all prior liens and encumbrances of any nature whatsoever. The purchaser shall be responsible for the payment of the transfer taxes imposed by Article 2 of Chapter 11 of the West Virginia Code. Any sale hereunder may be adjourned from time to time without any notice other than the oral proclamation at the time and place appointed for this sale or by posting of a notice of same.
