NOTICE OF TRUSTEE’S SALE Notice is hereby given that by virtue of authority vested in the undersigned Trustee by that certain deed of trust executed by DELBERT PAUL CAMPBELL and AUDREY L. CAMPBELL to K. E. MCGINNIS AND J. MAURICE CLARK, dated the 21ST day of APRIL, 2004, securing HUNTINGTON FEDERAL SAVINGS BANK, and recorded in the office of the Clerk of the County Commission of Putnam County, West Virginia, in Trust Deed Book No. 695, at page 674, by which was conveyed to the said Trustees the hereinafter described real estate, to secure the payment of a certain note set out and described therein, and the owner and holders of said note, in exercise of the right and authority granted in the aforementioned deed of trust, having appointed KERRY E. ADKINS as Substitute Trustee, by that certain Appointment of Substitute Trustee dated the 6TH day of JUNE, 2017, and recorded in the aforesaid Clerk’s Office in Bonds, Contracts and Leases Book 1161, at page 677, and default having been made in the payment of said note, and the said KERRY E. ADKINS, Substitute Trustee, having been requested so to do by the owner and holder of said note, shall sell to the highest and best bidder, on MARCH 10, 2020 at 12:00 P.M., at the FRONT of the Court House of Putnam County, West Virginia, the following described real estate: Lots Numbered Fifteen (15) and Sixteen (16) of HIGH SCHOOL ADDITION to the Town of Hurricane, as shown upon a map of the same made by Joseph N. Doyle, Civil Engineer, of record in the Office of the Clerk of the County Commission of Putnam County, West Virginia, in Map Book 47 at Page 358. TERMS OF SALE: 10% down payment due day of sale in cash, certified funds, or in any other form acceptable by Trustee, and subject to any and all unpaid taxes. Balance due in full 30 days from date of sale. Pursuant to the Deed of Trust, the Substitute Trustee may act by agent in the execution of the sale and Joe R. Pyle Complete Auction and Realty Service will assist with the sale as auctioneer. Any sale hereunder may be adjourned from time to time without notice other than oral proclamation at the time and place appointed for the sale. The Substitute Trustee reserves the right to reject any or all bids. Conveyance shall be by special warranty deed, and purchaser shall pay for all stamps, recording fees, and other closing costs.
