TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Trustee, by virtue of the authority vested in him by that certain Deed of Trust dated December 20, 2013, and duly recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed of Trust Book 4006, at Page 122, Lora L. Fauber f/k/a Lora L. Upton did convey unto Richard A. Pill, Trustee, certain real property described in said Deed of Trust; and default having been made under the aforementioned Deed of Trust, and the undersigned Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Kanawha County Courthouse, in Charleston, West Virginia, on July 2, 2025, at 5:35 PM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Union District, Kanawha County, West Virginia, and more particularly described as follows: All that certain lot, piece or parcel of land, together with the improvements thereon and the appurtenances thereunto belonging, containing 3.15 acres, more or less, situate in Union District, Kanawha County, West Virginia, and being part of Lots Nos. Ten (10) and Thirty-one (31) of Cross Lane Development Company Lands, also locally known as the G.C. Alderson Subdivision, as shown a map of record in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Photostatic Map Book 8, at page 34; the property hereby conveyed being also shown on a map entitled, “Map Showing 7.73 acres of Edith Hope Bryant Tract Sold to William Claude Jones” dated June 26, 1946, made by C.R. Conner, C.E., which map is of record in the said Clerk’s office in Deed Book 795, at page 480-A, and a survey entitled, “Survey of Southern Portion of W.C. Jones Property Near Cross Lanes Union Dist., Kanawha Co., W.Va.” of record in the said Clerk’s Office in Deed Book 1151, at page 68, more particularly bounded and described as follows: BEGINNING at an iron pin located in the westerly line of a twenty (20) foot road, as shown on said map, which iron pin is also located at the northeasterly corner of Lot Eight (8), as shown upon a map of the Edith Hope Bryant Subdivision of the Pritchett 12.48 Acre Tract, Section No. 1, recorded in the aforesaid Clerk’s Office in Map Book 12, at page 134; thence with the northwesterly line of Lot Eight (8), S. 36 30′ W. a distance of 249.85 feet to a post; thence N. 53 30′ W. 341.4 feet to an iron pin; thence N. 36 30′ E. 401.4 feet to an iron pin; thence S. 53 30′ W., crossing a creek and said twenty (20) foot road, a distance of 151.55 feet to the place of beginning, together with the right to use Bryant Road (now known as Arrow Wood Drive) from the property hereby conveyed to Big Tyler – Cross Lanes Road for the purpose of ingress and egress to and from the property hereby conveyed. There is specifically excepted and reserved from this conveyance all that certain parcel of land containing 1.11 acres, more or less, previously sold by Clarence E. Painter and Margie Lee Painter, his wife, by deed dated February 18, 1983, to Lisa C. Beachum, of record in the said Clerk’s office in Deed Book 2025, at page 291, and being all of the same property conveyed unto Lora L. Upton by Clarence E. Painter and Margie Lee Painter, his wife, by deed dated December 20, 2013, to be filed and placed of record in the said Clerk’s Office immediately preceding the recordation of this instrument, reference to which map and deed is here made for a more particular description of the property hereby conveyed and for any and all other pertinent purposes. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 5226 Arrowwood Drive, Cross Lanes, WV 25313. AND BEING the same real estate which was conveyed to Lora L. Fauber f/k/a Lora L. Upton, by deed dated December 20, 2013, from Clarence E. Painter and Margie Lee Painter, and recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed Book, 2866, at Page 933. The above described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes. The subject property will be sold in “AS IS” condition. The Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
