TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated March 12, 2004, and duly recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed of Trust Book 3118, at Page 328, Cynthia Ann Stribling did convey unto Mike Raber, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Kanawha County Courthouse, in Charleston, West Virginia, on July 2, 2025, at 5:45 PM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Dunbar District, Kanawha County, West Virginia, and more particularly described as follows: Situated in the City of Dunbar, Kanawha County, State of West Virginia and being more particularly described as follows; All that certain lot or parcel of land, together with the improvements thereon and appurtenances thereunto belonging, situate in the City of Dunbar, Kanawha County, West Virginia, and being known and designated as all of Lot 5 (50 and the North Easterly one half (1/2) of Lot 4), Block G of Schwabe Addition to said City of Dunbar, as shown upon a map of said addition of record I the Office of the Clerk of the County Court of Kanawha County, West Virginia in Photostatic Map Book 10, Page 30 and being more particularly bounded and described as follows: Beginning at a point in the Southeasterly line of 19th Street (formerly Frederick Street), which said point is located N. 32 Deg. 48 Minutes E. 116.66 feet from the intersection of said line of 19th Street and the Northeasterly line of Virginia Avenue, and is also in the front line of said Lot 4 of Block G; Hence running with said line of 19th Street N. 32 Deg. 48 Min. E. 50 feet to a point in said line, and being also the front corner of Lots 5 and 6; Thence running with the dividing line between said Lots 5 and 6, S. 57 Deg. 12 Min. E. 120 feet to a point in the Northwesterly line of a 10-foot alloy; Thence with said line of said alley and with the rear lines of Lots 5 and 4, S. 32 Deg. 8 Min. Parcel # 6-165 Being the same property conveyed to Charles Marlin Bonnettte ad Cynthia Ann Bonnette, his wife, by deed from Patricia Reed, unmarried, dated 1-15-73, recorded 1-16-73, in Book 1678, page 275, in the Office of the Clerk of the County Commission of Kanawha County, WV. Charles Marlin Bonnette died on 2/17/02 and by operation of law, title vested in Cynthia Ann Bonnette. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 542 19th Street, Dunbar, WV 25064. AND BEING the same real estate which was conveyed to Charles Marlin Bonnett and Cynthia Ann Bonnete, by Deed dated January 15, 1973, from Patricia Reed, and recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed Book 1678, at Page 275; and then conveyed to Cynthia Ann Stribling, by Quitclaim Deed dated March 12, 2004, from Cynthia Ann Bonnette, and recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed Book 2599, at Page 75. The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes. The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
