TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in him by that certain Deed of Trust, dated November 1, 2023, and duly recorded in the Office of the Clerk of the County Commission of Wayne County, West Virginia, in Document No. 3130571358, in Book No. 866, at Page 203, Tony Ralph Roane did convey unto First American Title Insurance Company, Trustee(s), certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Seneca Trustees, Inc., as Substitute Trustee; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by PennyMac Loan Services, LLC to foreclose thereunder, will offer for sale at public auction at the front door of the Wayne County Courthouse in Wayne, West Virginia, on August 18, 2025 at 12:00 PM the following described real estate, together with its improvements, easements and appurtenances thereunto belonging, situate in 10 – Union District, Wayne County, West Virginia, and more particularly described as follows: The property is described as of that certain lot or parcel of land, together with the improvements thereon and the appurtenances thereunto belonging, situate in Union District, Wayne County, West Virginia, and being more particularly described as follows: All that certain tract or parcel of real estate situate near State Route No. 75, at Shoals, Union District, Wayne County, West Virginia, and being more particularly described as follows: Beginning at a rebar (set) at the north line of a 30-foot wide road right-of-way; thence, running with said right-of-way line, North 52 deg. 20′ 10″ West 110.45 feet, North 62 deg. 15′ 02″ West 96.83 feet to a rebar (set) at the east line of another 30-foot wide road right-of-way; thence, running with said right-of-way line, North 06 deg. 19′ 08″ East 130.40 feet to a rebar (set) in a drain; thence, leaving the road and running down said drain, South 58 13′ 33″ East 83.34 feet to a 12-inch maple (marked), South 80 13′ 58″ East 83.41 feet to a rebar (set) in a branch; thence, leaving the drain and running up said branch, South 23 48′ 54″ West 19.50 feet, South 10 13′ 36″ East 66.76 feet, South 20 27′ 04″ East 67.47 feet, South 30 16′ 35″ West 43.30 feet to the point of beginning, containing 24,625 Square feet or, FIVE HUNDRED SIXTY-FIVE ONE-THOUSANDTHS (0.565) ACRE, as shown on a plat of the real estate hereby conveyed, designated as “Lot #6 0.565 acre” which said plat made by Randall E. The referenced real estate will be conveyed with no covenants of warranty, and subject to all covenants, restrictions, easements, rights of way and reservations which may be a matter of record in the aforesaid Clerk’s Office or visible upon the ground, all prior liens and encumbrances, including, without limitation, liens for real estate taxes, incinerator, sanitary and sewer charges. The purchasers at the sale shall be responsible for paying the recording costs and also the tax on the privilege of transferring real property (the cost of the tax stamp to be affixed to the deed).
