TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated November 10, 2004, and duly recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed of Trust Book 3193, at Page 981, Lotis T. Canaday aka Lotus T. Canaday did convey unto Todd Taylor and Dan Kennedy, Trustees, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Kanawha County Courthouse, in Charleston, West Virginia, on August 14, 2025, at 5:39 PM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Loudon District, Kanawha County, West Virginia, and more particularly described as follows: All of that certain lot, tract or parcel of land situate in Loudon District, Kanawha County, West Virginia, and being more particularly known and described as being all of Lot No. 5, Block A of Woods Addition, Louden District, Kanawha County, West Virginia, as shown on a map of same dated July, 1937 of record in the office of the Clerk of the County Commission of Kanawha County, West Virginia, and fronting 40 feet on the road going up the hollow, being known as 57th Street S.E. and extending back therefrom on the side next to Lot No. 6 of said addition 190.9 feet and being 40 feet on the back line and extending along the line between lots 4 and 5 toward 57th Street 189.2 feet or being on of the lots conveyed to Sadie M. Long in the partition of the estate of John W. Woods deceased; and being also the same property conveyed unto the parties of the first part hereto by deed from Sadie M. Long and husband, said deed dated July 12, 1950 of record in the aforesaid Clerk’s office in Deed Book 922 at page 225, reference to which said deed and map is hereby made for a more particular description of the property hereby conveyed. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 711 57th Street SE, Charleston, WV 25304. AND BEING the same real estate which was conveyed to Lotis T. Canaday, by Deed dated July 24, 1978, from Forest A. Mealey and Clarice Mealey, and recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed Book 1875, at Page 568. The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes. The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
