NOTICE OF TRUSTEES SALE Notice is hereby given that pursuant to the authority vested in me as trustee in a certain Deed of Trust dated June 25, 2024, made by Scottie Lee Gore to Jerry D. Alford, as trustee, and of record in the Office of the County Commission of Boone County, West Virginia in Trust Deed Book 409 at page 584, the maker of the note therein described and secured having defaulted in it’s payment, and the owner and holder of such note having declared all amounts owed thereunder now due and payable, and having requested Jerry D. Alford, as trustee, to institute foreclosure proceedings pursuant to the terms of said deed of trust and to sell at public auction the real estate thereby conveyed and as therein provided,. the undersigned trustee, commencing at 10:00 a.m., on the 26th day of November, 2025, at the front door of the Boone County Court House, will offer for sale at public auction to the highest bidder, all of the following described parcel of land, together with the improvements thereon and the appurtenances thereunto belonging; situate in Washington District, Boone County, West Virginia, conveyed by said deed and therein described as follows: BEING known as Smith’s Trailer Park and BEGINNING with the line of Morris M. Hatfield Estate, 1990 154 acre survey; thence running with the Hatfield line N. 84 34′ 20″ E. 411.62 feet to an iron pipe; thence N. 54 23′ 23″ E. 1339.87 feet to a point located N. 72 54′ 13.6 feet from a hickory street (the call for a hickory), a corner to Morris M.. Hatfield and Tolbert C. Hatfield; thence leaving said Morris Hatfield line and running with the 1924 survey line of Tolbert C. Hatfield, N.44 64′ W. 220.07 feet to a pin oak; thence N. 80 46′ W. 398.90 feet to a white oak stump on a ridge; thence S. 84 48′ W. 395.79 feet to a beach; thence N. 75 40′ W. to a point on the state road 119 (Rt. 17) right of way; thence running with said right of way in a southerly direction approximately 1,525 feet to the place of beginning and containing: 25 acres, more or less and also including a 1/4th acre parcel more or less and a l/16th acre parcel more or less. And being the same real estate conveyed unto Scottie Lee Gore by deed dated June 25, 2024, from A & F Park LLC., which deed is recorded in the Boone County Clerk’s Office in Deed Book 359 at page 213. Sale will be made subject to all exceptions, reservations, restrictions, covenants, conditions, agreements and easements as found in the chain of title and which affect the property aforesaid, and to all unpaid taxes and special assessments, if any.
