TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in him by that certain Deed of Trust, dated August 13, 2004, and duly recorded in the Office of the Clerk of the County Commission of Wayne County, West Virginia, in Document No. 312934457, in Book No. 598, at Page 460, Paul Starbird and Sylbia Starbird did convey unto Janet Phillips, Trustee(s), certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Seneca Trustees, Inc., as Substitute Trustee; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by BRAVO Residential Funding Trust 2023-RPL1 to foreclose thereunder, will offer for sale at public auction at the front door of the Wayne County Courthouse in Wayne, West Virginia, on December 30, 2025 at 11:30 AM the following described real estate, together with its improvements, easements and appurtenances thereunto belonging, situate in 08 – Lincoln District, Wayne County, West Virginia, and more particularly described as follows: The following described real estate, to-wit All that certain tract or parcel of real estate, together with improvements thereon, situate on the waters of the right fork of Twelve Pole Creek and Sycamore Branch, Lincoln District, Wayne County, West Virginia, bounded and described as follows: Beginning at an iron pipe set near the northern end of a culvert at the southeast corner of the lot, and running with the right of way line of Highway No. 152, S 60 deg W 126 feet to a stake; thence, leaving said right of way line, and running N. 24 deg W 174 feet to a stake set on the east bank of Twelve Pole Creek; thence running downstream along bank of said creek, N 60 deg 40 min E 150 feet to an iron pipe, corner to Bige and Dora Marcum; thence leaving bank of said creek and running with said Marcum line., S 16 deg E 175 feet to an iron pipe, the point of beginning, containing twenty-four thousand eight hundred one (24,801) square feet, be the same more or less. The referenced real estate will be conveyed with no covenants of warranty, and subject to all covenants, restrictions, easements, rights of way and reservations which may be a matter of record in the aforesaid Clerk’s Office or visible upon the ground, all prior liens and encumbrances, including, without limitation, liens for real estate taxes, incinerator, sanitary and sewer charges. The purchasers at the sale shall be responsible for paying the recording costs and also the tax on the privilege of transferring real property (the cost of the tax stamp to be affixed to the deed). The purchasers shall be responsible for payment of all real estate taxes. The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
