NOTICE OF TRUSTEE’S SALE Under authority of that certain Deed of Trust dated June 13, 2016, from Melbourn Dial and Sherry Dial to Marc B. Lazenby, Trustee, of record in the office of the Clerk of the County Commission of Lincoln County, West Virginia in Trust Deed Book No. 256, at page 315, securing a promissory note in the principal amount of $78,507.44, payable to Vanderbilt Mortgage and Finance, Inc., and default having been made under the promissory note secured by the aforesaid Deed of Trust and sale requested by Vanderbilt Mortgage and Finance, Inc., the undersigned Trustee will offer for sale at the front door of the Lincoln County Courthouse in Hamlin, West Virginia on January 5, 2026 at 2:30 p.m., subject to all reservations, exceptions, easements and other matters which appear of record, and subject to all unpaid taxes, if any, the following described real estate, together with the improvements thereon and appurtenances thereunto belonging, situate on the waters of Four Mile Creek, Sheridan District, Lincoln County, West Virginia, more particularly bounded and described as follows: BEGINNING at a concrete marker and running in a northerly direction with the right-of-way line of the Four Mile Creek Road a distance of 194 feet to another concrete marker; thence in an eastern direction a distance of 280 feet to another concrete marker; thence in a southerly direction the distance of 95 feet to another concrete marker; thence in a westerly direction a distance of 350 feet to the place of BEGINNING, containing 1/2 acre, more or less. Together with a certain 2016 CMH Manufactured Home, Serial No. CWP030694TNAB Being the same property conveyed from Jadie Parsons, et. al. to Melbourn Dial and Sherry Dial, husband and wife, by Deed dated November 13, 2000, of record in the aforesaid Clerk’s office in Deed Book No. 294, at page 534.
