NOTICE OF TRUSTEE’S SALE Under authority of that certain Deed of Trust dated November 13, 2018, from Cody Malcolm Duvall and Kara Campbell aka Kara Kenyelle Campbell to Marc B. Lazenby, Trustee, of record in the office of the Clerk of the County Commission of Wayne County, West Virginia in Trust Deed Book No. 805, at page 165, securing a promissory note in the principal amount of $58,516.63, payable to Vanderbilt Mortgage and Finance, Inc., and default having been made under the promissory note secured by the aforesaid Deed of Trust and sale requested by Vanderbilt Mortgage and Finance, Inc., the undersigned Trustee will offer for sale at the front door of the Wayne County Courthouse in Wayne, West Virginia on February 20, 2026 at 4:30 p.m., subject to all reservations, exceptions, easements and other matters which appear of record, and subject to all unpaid taxes, if any, all that certain tract or parcel of real estate, together with the improvements thereon and appurtenances thereunto belonging, situate on the waters of Big Hurricane Creek, near Fort Gay, in Butler District, Wayne County, West Virginia, and being more particularly described as follows: Beginning at a set re-bar and cap on the right side of the existing road located in the center of the right fork of the drain, just above the forks of the drain, having State plane coordinates of North 437229.88 and East 1551307.07; thence, up the center of the right fork of the drain as it meanders S. 29 25′ 11″ E., a distance of 9.01 feet; thence, S. 69 28′ 31″ E., a distance of 19.88 feet; thence, S. 49 46′ 21″ E., a distance of 98.30 feet; thence, S. 60 56′ 43″ E., a distance of 68.42 feet; thence, S. 84 29′ 19″ E., a distance of 33.09 feet; thence, N. 88 53′ 15″ E., a distance of 29.77 feet; thence, S. 47 12′ 18″ E., a distance of 74.35 feet; thence, S. 57 50′ 08″ E., a distance of 52.98 feet; thence S. 83 04′ 12″ E., a distance of 84.30 feet to set re-bar and cap in the center of the drain, thence, leaving the drain and crossing a point N. 02 20′ 42″ W., a distance of 353.44 feet to a set rebar and cap in the center of the left fork of the drain; thence, down the left fork of the drain as it meanders S. 82 38′ 07″ W., a distance of 68.53 feet; thence, S. 64 57′ 45″ W., a distance of 77.56 feet; thence, S. 51 45′ 58″ W., a distance of 38.85 feet; thence, N. 82 55′ 16″ W., a distance of 71.28 feet; thence, S. 74 00′ 06″ W., a distance of 68.78 feet; thence, S. 84 19′ 58″ W., a distance of 83.22 feet; thence, leaving the drain S. 01 30′ 31″ W., a distance of 49.22 feet to a set rebar and cap; thence, S. 01 36′ 46″ E., a distance of 16.90 feet to the point of beginning, having an area of TWO (2) ACRES, according to a survey conducted by personnel under direct supervision of Gary Christopher Slone, P.S. 2261, on August 3, 2018, and shown on a map entitled “Plat Showing Outsale to be Conveyed”, which said map will be recorded in the office of the Clerk of the County Commission of Wayne County, West Virginia. EXCEPTING and RESERVING unto the parties of the first part, and their heirs and assigns, a twelve (12) feet wide mutual right of way across the property being conveyed herein, identified on the attached plat of survey as “Existing Dirt Driveway” said twelve (12) feet right of way being part of the existing dirt driveway that is used as a means of ingress and egress to and from real property now owed by the parties of the first part; further, the parties of the first part do hereby GRANT and CONVEY unto the party of the second part, her heirs or assigns, the mutual right to use the existing dirt driveway, where the same is now located on adjoining property as a means of ingress and egress to and from the real estate hereby conveyed, with the Big Hurricane Road public road. Together with a certain 2018 CMH Manufactured Home, Serial No. CLM104034TN. Being the same property conveyed from Brian Campbell and Laura Campbell to Kara Campbell by Deed dated August 24, 2018, of record in the aforesaid Clerk’s office in Deed Book No. 732, at page 83.
