NOTICE OF TRUSTEE’S SALE Under authority of that certain Deed of Trust dated February 28, 2020, from Arthur Meade and Carmellia Meade to Marc B. Lazenby, Trustee, of record in the office of the Clerk of the County Commission of Mingo County, West Virginia in Trust Deed Book No. 482, at page 248, securing a promissory note in the principal amount of $50,796.22, payable to Vanderbilt Mortgage and Finance, Inc., and default having been made under the promissory note secured by the aforesaid Deed of Trust and sale requested by Vanderbilt Mortgage and Finance, Inc., the undersigned Trustee will offer for sale at the front door of the Mingo County Courthouse in Williamson, West Virginia, on February 25, 2026 at 10:00 a.m., subject to all reservations, exceptions, easements and other matters which appear of record, and subject to all unpaid taxes, if any, that certain lot, piece or parcel of real estate, together with the improvements thereon and appurtenances thereunto belonging, locate and situate on Main Twelve Pole Creek near the mouth of Big Sang Kill Branch, Harvey District, Mingo County, West Virginia, and being more particularly described as follows: BEGINNING on a 1/2″ rebar set at top of the north bank of Sang Kill Branch; then across the bottom with Norma Farley line N 36-14 E 124.10 ft. to a rail road spike set in the south right of way of the state road; thence leave Norma Farley and with said right of way S 73-43 E 20.65 ft. to a railroad spike (set); thence leave state road, S 14-40 E 131.36 ft. to a 1/2″ rebar set near the 10 ft. gravel access road; thence S 70-26 W 15 ft. to a 1/2″ rebar set at top of the north bank of Sang Kill Branch; thence N 71-26 W 118.58 ft. to the beginning.
