TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in him by that certain Deed of Trust, dated December 21, 2016, and duly recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Book No. 4216, at Page 285, Christopher M Burdette did convey unto RELTCO Inc., Trustee(s), certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Seneca Trustees, Inc., as Substitute Trustee by a Substitution of Trustee dated February 7, 2020 and recorded in the aforesaid Clerk’s office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by First Guaranty Mortgage Corporation to foreclose thereunder, will offer for sale at public auction at the front door of the Kanawha County Courthouse in Charleston, West Virginia, on March 31, 2020 at 4:30 PM the following described real estate, together with its improvements, easements and appurtenances thereunto belonging, situate in Chas SA District, Kanawha County, West Virginia, and more particularly described as follows: Beginning at an iron pin, said pin being the northerly or front common corner to Lots 25 and 26 Section 3 Sunset Knob Addition and being in the sourtherly right of way line of Smith Road; thence N 87 33′ E. 65.06 feet to an iron pin, said pin being the front common corner of Lots 25 and 24 of said Addition; thence S. 4 55′ E. 161.7 feet to an iron pin, said pin being a common corner to Lots 25, 24, 3 and 28 of said Addition; thence S. 85 05’W., 65 feet to an iron pin, said pin being in the line of Lot 28 and being the rear common corner to Lots 25 and 26 of said Addition; thence N. 4 55′ W 164.5 feet to the place of beginning, as the same is shown upon a map thereof prepared by Charles Coleman, LLS, dated December 15, 1977 and attached to and made a part of Deed Boook 1860, page 123. The referenced real estate will be conveyed with no covenants of warranty, and subject to all covenants, restrictions, easements, rights of way and reservations which may be a matter of record in the aforesaid Clerk’s Office or visible upon the ground, all prior liens and encumbrances, including, without limitation, liens for real estate taxes, incinerator, sanitary and sewer charges. The purchasers at the sale shall be responsible for paying the recording costs and also the tax on the privilege of transferring real property (the cost of the tax stamp to be affixed to the deed). The purchasers shall be responsible for payment of all real estate taxes. The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
