NOTICE OF TRUSTEE’S SALE NOTICE OF TRUSTEE’S SALE is hereby given pursuant to and by virtue of the authority vested in the Substitute Trustee, WV Trustee Services, LLC, by that certain Deed of Trust dated January 3, 2022, executed by Borrower(s), Adrian Scott Cooper, to David G. Palmer, the Trustee of record in the office of the Clerk of the County Commission of Boone County, West Virginia, in Book 397, at Page 802. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 115 Powell Holw Rd, Danville, WV 25053. WV Trustee Services, LLC were appointed as Substitute Trustees by APPOINTMENT OF SUCCESSOR TRUSTEE dated September 11, 2025, of record in the Clerk’s Office in Book 415, Page 353. The borrower(s) defaulted under the Note and Deed of Trust and the Substitute Trustees have been instructed to foreclose under the Deed of Trust. Accordingly, the Substitute Trustees will sell the following described property to the highest bidder at the front door of the Courthouse of Boone County, in Madison, West Virginia, on the following date: 18th day of June, 2026 at 11:30 a.m. All that certain tract or parcel of land herein described, together with all improvements thereon and appurtenances thereunto belonging, situate in the Joseph H. Powell Addition to Greenview, on Spruce Fork of Little Coal River, in Washington District, Boone County, West Virginia, and more particularly described as follows: BEGINNING at a nail in the road of a 15 ft. wide right-of-way; thence leaving said road and up a hollow S 6-00` E, 219.00 ft. to a roof bolt; thence S 42-25` W, 35.98 ft. to a nail in an old fence post, also on the line of Martha Devaughn Johnson tract; thence with the fence line and the said tract S 65-17` W, 175.56 ft. to roof bolt in the fence line; thence leaving (leaving) the said tract and crossing the bottom N 21-04` W. 222.31 ft. to a roof bolt on the 15 ft. right-of-way road up the hollow; thence down the road N 65-23` E, 264.84 ft. to the BEGINNING and containing 1.16 acres, which tract or parcel is labeled Parcel 1 on a map made by Charles D.
