NOTICE OF TRUSTEE’S SALE NOTICE OF TRUSTEE’S SALE is hereby given pursuant to and by virtue of the authority vested in the Substitute Trustee, WV Trustee Services, LLC, by that certain Deed of Trust dated August 12, 2022, executed by Borrower(s), John P. Reyes, Jr and Tasha N. Reyes, to Robert H. Skeen, Jr., the Trustee of record in the office of the Clerk of the County Commission of Wayne County, West Virginia, in Book 854, at Page 756. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 1685 Whites Creek Rd, Prichard, WV 25555. WV Trustee Services, LLC were appointed as Substitute Trustees by APPOINTMENT OF SUCCESSOR TRUSTEE dated May 12, 2026, of record in the Clerk’s Office. The borrower(s) defaulted under the Note and Deed of Trust and the Substitute Trustees have been instructed to foreclose under the Deed of Trust. Heffner, civil engineer and dated May 31, 1929, said map and plat being filed in the Office of the Clerk of the County Commission of Wayne County, West Virginia in Map Book Number 1 at Page 65, said tract being a part of TRACT NO. SEVEN (7) and being more particularly described as follows: TRACT NUMBER ONE: BEGINNING at an iron pipe in the North line of Whites Creek Road, said iron pipe being N. 57 – 32` W., 140.00 feet from the S. E. corner of Lot 7 of said Ben Johnson Farm, thence leaving said road line N. 23-02` E., 187.13 feet to an iron pipe; thence N. 71 28` W., 143.30 feet to an iron pipe; thence S 22-29` W., 152.61 feet to an iron pipe in the North line of Whites Creek Road; thence with said road line, S. 57-37` E., 143.30 feet to the place of BEGINNING. TRACT NUMBER TWO: BEGINNING at an iron pipe in the North line of Whites Creek Road at the S. J. Napier et. ux. (D.B. 406, Pg. 28); thence, leaving the said road and with the lands of the Sub-Division, N. 15 06` E. 219.20 feet to an iron. Being a common corner to Ornery Layne south easterly a straight line to the N. E. corner of Jack Patterson thence running Patterson line S. W. 31 E 209 feet to the Whites Creek Road; thence, with said containing approximately 1/2 acre more or less. TRACT THREE: All that certain lot or parcel of real estate situate in Ceredo District, Wayne County, West Virginia, which is more particularly bounded and described as follows: PARCEL NUMBER ONE (1): BEGINNING at an iron pipe in the North line of Whites Creek Road, said pipe being westerly with the North line of Whites Creek Road, 283.30 feet from the S.E. corner of Lot 7 of said Ben Johnson Farm, thence leaving said road line N. 22-29` E., 152.61 feet to an iron pipe; thence N. 71-28` W., 60.91 feet to an iron pipe; thence N. 57-13` W., 89.08 feet to an iron pipe; thence S. 22-13` W., 138.55 feet to an iron pipe in the North Line of Whites Creek Road; thence with the North line of Whites Creek Road, S. 57-37` E., 150.00 feet to the place of BEGINNING. PARCEL NUMBER TWO (2): Beginning at an iron pipe in the North line of Whites Creek Road, said pipe being N. 57 deg. 87` W., 205.80 feet from the SE corner of lot 7 of said Ben Johnson farm, thence N 23 deg. 02` E., 171.54 feet to an iron pipe; thence, N. 71 deg. 28` W., 77.50 feet to an iron pipe; thence S. 22 deg. 29` W. 152.61 feet to an iron pipe in the North line of Whites Creek Road; thence S. 57 deg. 37` E., 77.50 feet to the place of beginning, containing 0.25 acre, more or less, and being more or less 1/2 of plat no. 5. LSOT: Deed Book 638, Page 880, dated May 4, 2005. Thereafter, Robin L. Thacker died on December 23, 2009, and her interest in the aforesaid real estate was transferred to James E. Thacker pursuant to the survivorship provisions set forth in said Deed. TERMS OF SALE: 1) The property will be conveyed in an “AS IS” physical condition by Deed containing no warranty, express or implied, subject to the Internal Revenue Service right of redemption, all property taxes, prior Deeds, liens, reservations, encumbrances, restrictions, rights-of-ways, easements, covenants, conveyances and conditions of record in the Clerk’s office or affecting the subject property. 2) The Purchaser shall be responsible for the payment of the transfer taxes imposed by the West Virginia Code 11-22-1. 3) The Beneficiary and/or the Servicer of the Deed of Trust and Note reserve the right to submit a bid for the property at sale. 4) The Trustee reserves the right to continue sale of the subject property from time to time by written or oral proclamation, which continuance shall be in the sole discretion of the Trustee. 5) The Trustee shall be under no duty to cause any existing tenant or person occupying the property to vacate said property, and any personal property and/or belongings remaining at the property after the foreclosure sale will be deemed to constitute ABANDONED PROPERTY AND WILL BE DISPOSED OF ACCORDINGLY. 6) The total purchase price is payable to the Trustee within thirty (30) days of the date of sale, with ten (10%) of the total purchase price payable to the Trustee at sale.
