NOTICE OF TRUSTEE’S SALE Under authority of that certain Deed of Trust dated July 1, 2020, from Karlie Johnson aka Karlie Mariah Johnson to Marc B. Lazenby, Trustee, of record in the office of the Clerk of the County Commission of Mingo County, West Virginia in Trust Deed Book No. 485, at page 362, and Trust Deed Book No. 483, at page 365, securing a promissory note in the principal amount of $68,718.37, payable to Vanderbilt Mortgage and Finance, Inc., and default having been made under the promissory note secured by the aforesaid Deed of Trust and sale requested by Vanderbilt Mortgage and Finance, Inc., the undersigned Trustee will offer for sale at the front door of the Mingo County Courthouse in Williamson, West Virginia on July 29, 2026 at 10:00 a.m., subject to all reservations, exceptions, easements and other matters which appear of record, and subject to all unpaid taxes, if any, those certain lots or parcels of real estate, together with any and all improvements thereon and the appurtenances thereunto belonging or in any manner thereunto appertaining, situate, lying and being on Pigeon and Trace Creek, Hardee District, Mingo County, West Virginia, and more particularly described as follow: Beginning at an iron pin on the front corner of Lot 8 where the same joins Lot 7 and a 20 foot right of way; thence S 23′ 00 W 130.0 feet to an iron stake at the back corner of Lot 8 and Lot 7; thence N. 62 25′ 06″ W 100.32 feet to an iron pin at the back corner of Lots 8 and 9; thence N 23.00 E 122.0 feet to an iron pin at the front corner of Lots 8 and 9 and the 20 foot right of way; thence S 67 00′ E 100 feet to the iron pin; The point of BEGINNING and being all the Lot 8 as shown on the plat, being Tax Map 305 at Parcel 21.8.Commonly known as: 127 Harvey Drive, Delbarton, WV 25670.Together with a certain 1991 Manufactured Home, Serial Number BHAL0691SN3144AB.
