NOTICE OF TRUSTEE’S SALE Notice is hereby given that by virtue of authority vested in the undersigned Trustee by that certain deed of trust executed by H & L PORTER ENTERPRISES, LLC to ROBERT LEVY AND RANDALL TRAUTWEIN, dated the 3RD day of JANUARY, 2006, securing FIRST SENTRY BANK, and recorded in the office of the Clerk of the County Commission of Cabell County, West Virginia, in Trust Deed Book No. 2058, at page 9, by which was conveyed to the said Trustees the hereinafter described real estate, to secure the payment of a certain note set out and described therein, and the owner and holders of said note, in exercise of the right and authority granted in the aforementioned deed of trust, having appointed FLYNN, MAX, MILLER & MILLER, L.C. as Substitute Trustee, by that certain Appointment of Substitute Trustee dated the 21ST day of FEBRUARY, 2020, and recorded in the aforesaid Clerk’s Office in Bonds, Contracts and Leases Book 403, at page 558, and default having been made in the payment of said note, and the said FLYNN, MAX, MILLER & MILLER, L.C., Substitute Trustee, having been requested so to do by the owner and holder of said note, shall sell to the highest and best bidder, on APRIL 15, 2020 at 10:00 AM., at the EAST FRONT DOOR of the Court House of Cabell County, West Virginia, the following described real estate: PARCEL A: All that certain lot, piece or parcel of land situate in the City of Huntington, Cabell County, West Virginia, known and designated on a revised map of said City of Huntington made by L.W. Leete, Civil Engineer, which map was filed in the Cabell County Commission Clerk’s Office on December 31, 1903, as PART OF LOT NO. 14, BLOCK 84, and being more particularly described as follows: BEGINNING at a stake in the east line of Seventh Street, said stake being 120 feet north of the intersection of the north line of Tenth Avenue with the east line of Seventh Street; thence from said beginning leaving Seventh Street in an easterly direction parallel to Tenth Avenue a distance of 60 feet; thence northerly parallel to Seventh Street a distance of 30 feet; thence in a westerly direction parallel to Tenth Avenue a distance of 60 feet to the east line of Seventh Street and with same in a southerly direction 30 feet to the point of BEGINNING, containing 1,800 square feet, said pai-cel being 30 feet by 60 feet (and is the northerly portion of that part of Lot 14 now owned by Charles W. Dawson and Sally Janet Dawson). PARCELB: All that certain lot, piece or parcel of land situate in the City of Huntington made by L.W. Leete, Civil Engineer, which map was filed in the Cabell County Commission Clerk’s Office on December 31, 1903, as the NORTHERLY 50 x 60 FEET OF LOT NUMBER FOURTEEN (14) AND THE NORTHWESTERLY 50 x 20 FEET OF LOT NUMBER THIRTEEN (13) IN BLOCK NUMBER EIGHTY-FOUR (84), bounded and described as follows: BEGINNING at a point in the west line of said Lot No. Fourteen (14) 150 feet from the property line at the northeast intersection of Tenth Avenue and Seventh Street; thence in an easterly direction, parallel with the south line of the public alley, 80 feet to a point 20 feet east of the easterly property line of the aforesaid lot; thence in a northerly direction, parallel with the east line of Seventh Street 50 feet to a point in the south line of said public alley; thence westerly, with the public alley, 80 feet to the property line on the east side of Seventh Street; thence in a southerly direction along the east line of Seventh Street 50 feet to the point of BEGINNING.
