NOTICE OF TRUSTEE’S SALE Notice is hereby given that by virtue of authority vested in the undersigned Trustee by that certain deed of trust executed by EDWARD JACKSON to K. E. MCGINNIS AND J. MAURICE CLARK, dated the 8TH day of AUGUST, 2007, securing HUNTINGTON FEDERAL SAVINGS BANK, and recorded in the office of the Clerk of the County Commission of Cabell County, West Virginia, in Trust Deed Book No. 2174, at page 324, by which was conveyed to the said Trustees the hereinafter described real estate, to secure the payment of a certain note set out and described therein, and the owner and holders of said note, in exercise of the right and authority granted in the aforementioned deed of trust, having appointed KERRY E. ADKINS as Substitute Trustee, by that certain Appointment of Substitute Trustee dated the 26TH day of FEBRUARY, 2020, and recorded in the aforesaid Clerk’s Office in Bonds, Contracts and Leases Book 403, at page 510, and default having been made in the payment of said note, and the said KERRY E. ADKINS, Substitute Trustee, having been requested so to do by the owner and holder of said note, shall sell to the highest and best bidder, on MAY 6, 2020 at 10:00 A.M., at the EAST FRONT DOOR of the Court House of Cabell County, West Virginia, the following described real estate: All that certain lot, piece or parcel of land situate in the City of Huntington, Cabell County, West Virginia, as shown on the revised map of the said City of Huntington, made by L. W. Leete, Civil Engineer, filed in the office of the Clerk of the County Commission of Cabell County, West Virginia, 0nthe31st day of December 1903, as the SOUTHERLY EIGHTY-FIVE (85) FEET of the WESTERLY ONE-HALF(1/2) of LOT NUMBER FIVE (5), in BLOCK NO.TWO HUNDRED SEVEN (207), and being more particularly described as follows: BEGINNING at a point in the north line of Eighth Avenue, said point being the corner between Lots 4 and 5 as shown on said L. W. Leete Map; thence with the north line of Eighth Avenue in an easterly direction 30.00 feet to a point; thence leaving the north line of Eighth Avenue and parallel with Twenty-Second Street in a northerly direction 85.00 feet to a point; thence in a westerly direction and parallel with Eighth Avenue, 30.00 feet to a point; thence with the line between Lots 4 and 5 in a southerly direction 85.00 feet to the place of BEGINNING, TOGETHER with a perpetual easement for laying, maintaining, and repairing a sewer line along, under and over a strip of ground 2-1/2 feet wide by 55 feet along the east side of a lot 30×55 feet to the north of the above- described land: however, subject to an easement for the installation, maintenance and repair to gas and water lines over a strip of land 2-1/2 feet wide by 85 feet along the westerly boundary line of the above-described property.
