NOTICE OF TRUSTEE SALE Pursuant to the authority vested by Deed of Trust dated the 7th day of May, 2014, Gregg L. Lowe, aka Gregory L. Lowe, aka Gregg Lowe, Grantor, to P. Andrew Vallandingham and Samuel Vallandingham, Trustees, which said Deed of Trust is of record in the Office of the Clerk of the County Commission of Cabell County, West Virginia, in Trust Deed Book 2529 beginning at page 296, and the undersigned, Daniel T Yon and Ralph J. Hagy, substituted Trustees, by Substitution of Trustees of record in the office of the Clerk of the County Commission of Cabell County in Trust Deed Book 403 at page 489 having been requested to do so by the Lender, and default having been made under the terms and conditions of said Deed of Trust, and the provisions of said Deed of Trust concerning acceleration having been complied with by the Lender and present holder of the note, said substituted Trustees shall sell at public auction on April 9, 2020 at 11:00 a.m. at the front steps of the courthouse of Cabell County, West Virginia, the following real estate more particularly described as follows: All that certain lot, piece or parcel of land situate in the City of Huntington, Cabell County, West Virginia, in that part thereof formerly known as Central City, known and designated upon a map of said Central City made by George McKendree, Engineer, filed in the Office of the Clerk of the County Commission of Cabell County, West Virginia, on the 3rd day of October, 1891, as the NORTHERLY SEVENTY-SIX AND 70/100 (76.70) FEET OF LOT NUMBER TWO (2), in BLOCK NUMBER ONE HUNDRED TWENTY-NINE (129), being more particularly described asfollows: BEGINNING at a point in the southerly line of Jefferson Avenue, which point is easterly 25 feet from the intersection of the southerly line of Jefferson Avenue and the east line of 18th Street West; thence from said beginning, and with the southerly line of Jefferson Avenue, east 25 feet to the corner between Lots Nos. 2 and 3; thence parallel with the easterly line of 18th Street West, southerly 76.7 feet to a point; thence westerly and parallel with the southerly line of Jefferson Avenue, 25 feet to a point in the line between Lots 1 and 2; thence with the line between said Lots Nos. 1 and 2, and parallel with the easterly line of 18th Street West, northerly 76.7 feet to the point of BEGINNING; TOGETHER with the right to use any and all easements serving the property. TERMS OF SALE: Ten percent (10%) of total bid amount cash in hand on day of sale. Remainder due within 30 days from date of Trustee Sale. Payment for unpaid real estate taxes to be assumed by the purchaser. Subject to any and all assessments and taxes against said property, and all prior liens and encumbrances of any nature whatsoever. The purchaser shall be responsible for the payment of the transfer taxes imposed by Article 2 of Chapter 11 of the West Virginia Code. Any sale hereunder may be adjourned from time to time without any notice other than the oral proclamation at the time and place appointed for this sale or by posting of a notice of same. Subject to the right of the Internal Revenue Service to redeem the property as provided by Section 7425 of the Internal Revenue Code, as amended.
