NOTICE OF TRUSTEE’S SALE Under authority of that certain Deed of Trust dated September 6, 2007, from Rex M. Wilcoxen and Lisa L. Wilcoxen to E. Dennis White, Trustee, of record in the office of the Clerk of the County Commission of Putnam County, West Virginia in Trust Deed Book No. 844, at page 62, securing a promissory note in the principal amount of $66,858.20, payable to Vanderbilt Mortgage and Finance, Inc., and default having been made under the promissory note secured by the aforesaid Deed of Trust and sale requested by Vanderbilt Mortgage and Finance, Inc., the undersigned Substitute Trustee will offer for sale at the front door of the Putnam County Courthouse in Winfield, West Virginia on May 7, 2020 at 9:45 a.m., subject to all reservations, exceptions, easements and other matters which appear of record, and subject to all unpaid taxes, if any, the following described real estate, together with the improvements thereon and appurtenances thereunto belonging: A 2.19 acre parcel of land being severed from Lesley and Nancy Wilcoxen parent tract (Deed Book 186, Page 377). Being all of that certain lot or parcel of real estate, situated on the waters of Barnett Branch, District of Buffalo, County of Putnam, State of West Virginia, more particularly described as follows: Beginning at a rebar and cap found on the westerly right of way line of West Virginia Secondary Route (Putnam) 20, aka Evergreen Road, said rebar marking the northernmost corner of the parent tract and the southeastern corner of the Phillip Scott, et ux parcel (Deed Book 413, Page 576) Thence from the place of beginning, with the westerly right of way line of said road, a distance of 772.77 feet, having a long H=Chord or South 21 04′ 07″ East, a distance of 736.77 feet to a 5/8″ rebar with pink cap set at the intersection of said westerly road right of way and the northerly right of way line of a 40-foot wide right of way leading to a parcel heretofore severed from the parent tract, as surveyed by Michael E. Mayes, PS No. 1421, Dated September 28, 2006; thence leaving Evergreen Road with said 40-foot wide right of way line; North 59 51′ 00″ West a distance of 111.80 feet to a 5/8″ rebar with pink cap set in the westerly boundary of said parcel heretofore severed; thence leaving the 40-foot wide right of way with the exterior boundary line of the aforesaid parcel the following four (4) courses; North 18 05′ 00″ West a distance of 114.24 feet to a No. 5 rebar and cap found, North 32 09′ 00″ West a distance of 296.34 feet to a 14″ Red Oak with hacks found, North 29 15′ 00″ West a distance of 79.21 feet to a No. 5 rebar and cap found, North 29 08′ 00″ West a distance of 81.55 feet to a concrete monument found marking the easternmost corner of the Richard E. Snyder tract (Deed Book No. 443, Page 101) and the southernmost corner of the aforesaid Phillip, et ux parcel; thence leaving said Snyder tract with the common division line of Scott; North 38 10′ 04″ East a distance of 167.29 feet to the point of beginning.
