TRUSTEES’ SALE OF VALUABLE REAL ESTATE 612 Hall St, Charleston, WV 25302 In a Deed of Trust dated November 17, 2004, and duly recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed of Trust Book 3194, at page 233 Edward D. Talkington did convey unto Tommy J. Dixon, Trustee, certain real property. The beneficial holder of that Deed of Trust has elected to appoint Terra Abstract Trustee West Virginia, Inc. as substitute trustees by a Substitution of Trustee recorded in the aforesaid Clerk’s Office. Default having occurred under the Deed of Trust and the beneficial holder having instructed the undersigned Trustees to foreclose, this real property will be sold at public auction at the front door of the Kanawha County Courthouse, 407 Virginia Street, East, Charleston, West Virginia 25301 on: July 23, 2020 At 4:21 PM The property for sale as described by the Deed of Trust is as follows: The following described real estate Situate in the Glenwood Addition to the City of Charleston, Kanawha County, West Virginia: Beginning at a point in the Northerly line of Hall Street, formerly Second Street, said point being in said Northerly line of Hall Street the Westerly corner of a lot of land conveyed to James A. Robinson by Peter Silman and Eliza J. Silman, his wife, by deed dated September 1, 1917, of record in the aforesaid Clerk`s Office in Deed Book No. 173, at Page 177, inadvertently referred to in some propr Deeds as Deed Book No. 173, at page 77; thence from said beginning point and running along the northerly line of Hall Street in a westerly direction, 40 feet to a point in said northerly line of Hall Street; thence from the aforesaid two established points and extending back from said Hall Street, in a northerly direction and between parallel lines, one of which is the westerly side line of the aforementioned Robinson Lot, a distance of 160 feet to an alley, said lot having afrontage of 40 feet, and a depth of 160 feet. The purchaser will take the property subject to any deed of trust, judgment, lien, and any other encumbrance having priority over the deed of trust referred to herein.
