NOTICE OF SUBSTITUTE TRUSTEE SALE Notice is hereby given, by virtue of the authority vested in the undersigned, JOHN F. LEABERRY, Esq., Substitute Trustee, by that certain Deed of Trust made by LESLIE A. SPEARS and DENICE R. JAMESON, executed and delivered to Flynn, Max, Miller & Miller, L.C. as Trustee, bearing date May 20, 2013, and of record in the Office of the Clerk of the County Commission of Cabell County, West Virginia, in Trust Deed Book 2486, at page 654, the said JOHN F. LEABERRY acting as Substitute Trustee by virtue of that certain Appointment of Substitute Trustee, dated April 8, 2020, of record in the aforesaid Clerk’s Office in Book 403, at Page 734, and default having been made in the payment of the Note secured by the aforesaid Deed of Trust, and having been requested in writing by the owner and holder of the Note, the undersigned Substitute Trustee will offer for sale, at public auction, to the highest bidder, at the North Front Door of the Courthouse of Cabell County, West Virginia, on the 14th day of August, 2020, at 9:30 o’clock a.m., the following described real estate situate in the City of Huntington, (Kyle Tax District), Cabell County, West Virginia, and being more particularly bounded and described as follows: All that certain lot, piece or parcel of land situate in the city of Huntington, Cabell County, West Virginia, known and designated on a map of West Belford Subdivision, a copy of which map was recorded in the Office of the Clerk of the County Court of Cabell County, West Virginia, on May 8, 1916 in Deed Book No. 144 at Page 475 as the SOUTHERLY PART OF LOT NUMBER EIGHT (8) AND THE SOUTHERLY PART OF THE EASTERLY TEN FEET OF LOT NUMBER SEVEN (7), and being more particularly described as follows: BEGINNING at a point in the south line of a parcel of land acquire4d by the City of Huntington for the widening of Jefferson Avenue, which point is southerly 4.05 feet from the original south line of Jefferson Avenue as shown on above-mentioned map, which point, in turn, is distant westerly 160.00 feet from the point of intersection of the said line with the west line of Eighth Street, West; thence with said south line of the said parcel acquired by the City of Huntington, westerly 40.00 feet; thence southerly parallel to and 10 feet west of the line between said Lots 7 and 8, 166.65 feet to a point in the north line of a 20.00 foot alley; thence with said alley line, easterly 40.00 feet to the southerly corner between Lots. 8 and 9; thence with the line between said Lots, northerly 165.95 feet to the point of BEGINNING.
