NOTICE OF TRUSTEE’S SALE Under authority of that certain Deed of Trust dated August 23, 2002, from Julie Derrick to Michael Hooper, Trustee, of record in the office of the Clerk of the County Commission of Kanawha County, West Virginia in Trust Deed Book No. 2870, at page 569, securing a promissory note in the principal amount of $57,058.94, payable to Oakwood Acceptance Corporation, LLC, and default having been made under the promissory note secured by the aforesaid Deed of Trust and sale requested by Vanderbilt Mortgage and Finance, Inc., as Assignee of the Deed of Trust, the undersigned Substitute Trustee will offer for sale at the front door of the Kanawha County Courthouse in Charleston, West Virginia, on October 29, 2020 at 9:00 a.m., subject to all reservations, exceptions, easements and other matters which appear of record, and subject to all unpaid taxes, if any, all of that certain tract or parcel of land, together with the improvements thereon and appurtenances thereunto belonging, situate near Pocatalico, in Poca District, Kanawha County, West Virginia, and being more particularly bounded and described as follows: BEGINNING at a rebar in the center of a 30 foot right of way in a line of property of Charles Conrad; thence with his line, S. 66 01′ E. 100.01 feet to a rebar; thence up the hill, N. 62 29′ E. 324.53 feet to a rebar; thence S 59 20′ E. 126.22 feet to a rebar at a line of Raymond St. Clair; thence with his line, S. 72 52′ W. 261.30 feet to an iron pipe; thence S. 60 07′ W. 239.88 feet to an iron pipe also at a common corner of James St. Clair; thence with his line, N. 61 40′ W. 99.79 feet to a rebar; thence with a new line through the property of the party of the first part, N. 28 59′ E. 119.18 feet to the place of beginning, containing 0.97 acre.
