NOTICE OF TRUSTEE’S SALE NOTICE OF TRUSTEE’S SALE is hereby given pursuant to and by virtue of the authority vested in the Substitute Trustee, WV Trustee Services, LLC, by that certain Deed of Trust dated October 5, 2004, executed by Borrowers, Marguerite M. Hughes and Wade G. Hughes, to Philip Hereford, the Trustee of record in the office of the Clerk of the County Commission of Kanawha County, West Virginia, in Book 3184, at Page 798. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 31 Simplicity Drive, fka 210 Simms Street, Saint Albans, WV 25177. WV Trustee Services, LLC were appointed as Substitute Trustees by APPOINTMENT OF SUCCESSOR TRUSTEE dated February 11, 2019, of record in the Clerk’s Office in Book 4349, Page 707. The borrowers defaulted under the Note and Deed of Trust and the Substitute Trustees have been instructed to foreclose under the Deed of Trust. Accordingly, the Substitute Trustees will sell the following described property to the highest bidder at the front door of the Courthouse of Kanawha County, in Charleston, West Virginia, on the following date:12th day of November, 2020 at 10:30 a.m.All those certain lots or parcels of land, together with all appurtenances thereunto belonging or in any wise appertaining, situate in block 298 of the West Albans Subdivision, Jefferson District, Kanawha County, West Virginia, more particularly bounded and described as follows:Beginning at the front common corner of Lots 11 and 12, block 298 of the West Albans Subdivision thence N. 65 00′ W. 124.00 feet, running with the Northerly right-of-way of Henderson Avenue along the front lines of lots 12, 13, 14 and 15 to the front common corner to lot 15 and 16; thence N. 38 00′ E. 105.00 feet, leaving the right-of-way of Henderson Avenue and running with the common line of lots 15 and 16 to the rear common corner to said lots; thence S. 65 00′ E. 124.00 feet, leaving said common corner of lots 15 and 16and running with the rear lines of lots 15, 14, 13 and 12 to the rear common corner of lots 11 and 12; thence S. 38 00′ W. 105.00 feet, leaving said common corner and running with the common line of said lots to the point of beginning. Hughes, Jefferson District, Kanawha County, West Virginia” as prepared by Ralph Adkins, Jr. PS #897 of Adkins Surveying and filed for record on October 17, 2000 in the office of the Clerk of the County Commission of Kanawha County, West Virginia in Trust Deed Book 2658 at Page 480.Being the same property conveyed to Marguerite M. Hughes and Wade G.
