NOTICE OF TRUSTEE’S SALE Under authority of that certain Deed of Trust dated October 31, 2008, from Diania S. Dunlap, also known as Diania S. Williams, to Worldwide Abstract Services Agency, LLC, Trustee, of record in the office of the Clerk of the County Commission of Kanawha County, West Virginia in Trust Deed Book No. 3622, at page 573, securing a promissory note in the principal amount of $106,067.00, payable to Lend America, and default having been made under the promissory note secured by the aforesaid Deed of Trust and sale requested by 21st Mortgage Corporation, as Assignee of the Deed of Trust, the undersigned Successor Trustee will offer for sale at the front door of the Kanawha County Courthouse in Charleston, West Virginia on February 25, 2021 at 9:00 a.m., subject to all reservations, exceptions, easements and other matters which appear of record, and subject to all unpaid taxes, if any, all those certain tracts or parcels of land, together with the improvements thereon and the appurtenances thereunto belonging, situate in Jefferson District, Kanawha County, West Virginia, and being more particularly bounded and described as follows, to-wit: Parcel No. 1: Beginning at the southeast corner of Lot No. 81 of the Upper Falls Addition to the Town of Tornado; thence S 22-10 W 24 feet to a point in the northerly right of way line of a 30 foot road right of way; thence along the northerly right of way line of said road N 57-40 W 31 feet to a point in the northerly right of way line of said road; thence continuing with the northerly right of way line of said road, S 85-49 W 58.3 feet to a point in said northerly right of way line of said road; thence leaving said right of way N 0-46 W 44.1 feet to the southwesterly corner of Lot No. 82 of said Upper Falls Addition; thence along the southern boundary line of Lots 82 and 81 of said Addition S 70 E 100 feet to the point of beginning; Parcel No. 2: Beginning at the southwest corner of Lot No. 82 of the Upper Falls Addition to the Town of Tornado, as shown on a map thereof recorded in the office of the Clerk of the County Commission of Kanawha County, West Virginia, in Map Book 13, at pages 42 and 43; thence with the division line between Lots 82 and 83 of said Addition N 22-10 E 82.7 feet to the center of Fall Creek; thence with the Center of Fall Creek approximately S 59-20 E. 101.1 feet to the point in the center of Fall Creek on the division line between Lots 80 and 81 of said Upper Falls Addition; thence with said division line S 22-10 W 92.7 feet to the beginning; and being part of Lots Numbers 81 and 82 of said Upper Falls Addition.
