TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in him by that certain Deed of Trust, dated March 10, 2014, and duly recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Book No. 4019, at Page 98, Irma June McCormick Warden did convey unto Barry Dobson and Chad E Prather, Trustee(s), certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Seneca Trustees, Inc., as Substitute Trustee by a Substitution of Trustee dated March 22, 2021 and recorded in the aforesaid Clerk’s office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by The Huntington National Bank to foreclose thereunder, will offer for sale at public auction at the front door of the Kanawha County Courthouse in Charleston, West Virginia, on May 18, 2021 at 4:30 PM the following described real estate, together with its improvements, easements and appurtenances thereunto belonging, situate in 10 – Chas N District, Kanawha County, West Virginia, and more particularly described as follows: ALL OF THAT CERTAIN LOT OR PARCEL OF LAND, TOGETHER WITH THE IMPROVEMENTS THEREON AND THE APPURTENANCES THEREUNTO BELONGING, SITUATE IN THE CITY OF CHARLESTON, KANAWHA COUNTY, WEST VIRGINIA, AND BEING ALL OF LOT NO. TWENTY-TWO (22) IN THE SUBDIVISION KNOWN AS PHASE ONE OF NORTH HILLS ADDITION, AS THE SAME IS SHOWN AND DESIGNATED ON A MAP ENTITLED, PHASE ONE, NORTH HILLS ADDITION, MADE BY URBAN ENGINEERING COMPANY, INC., DATED OCTOBER 4, 1974, REVISED NOVEMBER 2, 1974, AND RECORDED ON JANUARY 8, 1975 IN THE OFFICE OF THE CLERK OF THE COUNTY COMMISSION OF KANAWHA COUNTY, WEST VIRGINIA, IN MAP BOOK 25, PAGE 69; THIS CONVEYANCE IS MADE SUBJECT TO THE RESTRICTIVE COVENANTS, CONDITIONS AND RESERVATIONS SET FORTH IN OR REFERRED TO IN THE DEED FROM GRACE-WARDEN AGENCY, INC., TO DAVID R. RECORDED IN THE AFORESAID CLERKS OFFICE IN DEED BOOK 1865, AT PAGE 786. This being the same property conveyed to IRMA JUNE MCCORMICK WARDEN, dated 12/02/1996 and recorded on 01/09/1997 in Book 2402, Page 810 in the KANAWHA County Recorders Office. PARCEL NO. 10-85-25.1 At the time of the execution of the Deed of Trust, this property was reported to have an address of: 725 N Hills Dr, Charleston, WV 25387. THIS PROPRETY IS BEING SOLD SUBJECT TO A DEED OF TRUST RECORDED MARCH 19, 2014, IN BOOK 4019 at PAGE 91, IN THE OFFICE OF THE CLERK OF THE COUNTY COMMISSION OF KANAWHA COUNTY, WEST VIRGINIA. The referenced real estate will be conveyed with no covenants of warranty, and subject to all covenants, restrictions, easements, rights of way and reservations which may be a matter of record in the aforesaid Clerk’s Office or visible upon the ground, all prior liens and encumbrances, including, without limitation, liens for real estate taxes, incinerator, sanitary and sewer charges. The purchasers at the sale shall be responsible for paying the recording costs and also the tax on the privilege of transferring real property (the cost of the tax stamp to be affixed to the deed). The purchasers shall be responsible for payment of all real estate taxes. The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
