TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Trustees, by virtue of the authority vested in them by that certain Deed of Trust dated May 27, 1999, and duly recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed of Trust Book 2544, at Page 973, Sharon E. Beasley did convey unto Richard A. Pill and David D. Pill, Trustees, certain real property described in said deed of trust; and default having been made under the aforementioned Deed of Trust, and the undersigned Trustees having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Kanawha County Courthouse, in Charleston, West Virginia, on June 2, 2021 at 5:47 p.m. the following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Charleston West District, Kanawha County, West Virginia, and more particularly described as follows: All that certain lot or tract of land, together with the improvements thereon and appurtenances thereunto belonging, situate in the City of Charleston, County of Kanawha, and State of West Virginia, being all of Lot Forty (4), as shown upon a map entitled “Map of the Property of M. H. Dyer and P.F. Duffy known as Huntsville,” which map is recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed Book 53, at Page 640, and is now recorded in Map Book 11, at Page 62, said property being more particularly bounded and described as follows: BEGINNING at an iron pin in the easterly line of Adams Street (formerly “A” Street), common corner of Lots 39 and 40 of Huntsville as shown upon the map aforesaid; thence with the common division line between Lots 39 and 45, S. 57 00′ E. 120 feet to a point in the westerly line of Hunt Street; thence with said line of Hunt Street, S. 33 00′ W. 40 feet to an iron pin in said line, common corner to Lots 40 and 41, thence with the common division line between Lot 40 and 41, N. 57 00′ W. 120 feet to an iron pin in the easterly line of Adams Street, common corner of Lots 40 and 40; thence with said line of Adams Street, N. 33 00′ E. 40 feet to the place of beginning. At the time of the execution of the deed of trust, this property was reported to have a mailing address of 615 Adams Street, Charleston, WV 25302. AND BEING the same real estate which was conveyed to Sharon E. Beasley by deed dated May 18, 1999, from Elaine G. Thomas, Charles R. Bess and Adam L. Melton, and recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed Book 2471, at page 330. The above described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes. The subject property will be sold in “AS IS” condition. The Trustees shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
