ACCEPTING BIDS I. Introduction The State of West Virginia Real Estate Division (RED) for and on behalf of the Department of Health & Human Resources is offering to sell, by competitive written bidding process, the building and land located at 1001 Smith Street, Charleston. West Virginia. 25301. The conveyance will be by Special Warranty Deed. II. Location and Description of Real Estate All that certain lot or parcel on the southwesterly corner of Shrewsbury and Smith Street, Charleston, West Virginia. Improvements include a 3,387 square foot block office building that was constructed in 1986 on the parcel of land containing 0.33 acre more or less. Additional site improvements include a concrete parking area with approximately 20 spaces. The physical address is 1001 Smith Street, Charleston, West Virginia 25301 and further identified as Tax Map 11, Parcel 82. The property is to be considered “as is and where is.” III. Open House There will be an open house on September 30, 2021 from 10:00 AM to 12:00 Noon for interested parties to review the premises. Any questions will be responded to in writing and the State will not be held accountable for any verbal representations made on site. IV. Bid Submission and cut-off date Written bids must be expressed in monetary terms in the amount of the bid and contain the name and contact information for the bidder. Bids can be submitted to the following mailing address: West Virginia Real Estate Division 601 57th Street, Suite #3, Charleston, WV 25304 until October 13, 2021 at 2:00 PM. Mailed bids or hand-carried bids are the only two acceptable means of bid placement. Note: please write “1001 SMITH ST.BID” on the lower left of the envelope. V. Bid Opening and Review The West Virginia Real Estate Division will hold a public opening of all bids on Wednesday, October 13, 2021 at 2:30 PM at its office at 601 57th Street, Suite #3, Charleston, West Virginia, 25304. Thereafter, all bid proposals will be reviewed. The West Virginia Real Estate Division reserves the right to reject any or all bids or negotiate with any bidders. VI. Bid Notification The successful bidder will be notified of their bid acceptance as soon as reasonably possible. VII. Bid Award & Conveyance Details The West Virginia Real Estate Division will determine if the highest bid is acceptable. If so, the successful bidder will be requested to submit to the West Virginia Real Estate Division a non-refundable down payment of 5% of the bid amount by cashier’s check made payable to the West Virginia Department of Health & Human Resouces. (It will be refunded if the State fails to make the conveyance.) The remaining 95% of the bid amount will be due when the Special Warranty deed is prepared and the closing date is established. VIII.
