NOTICE OF TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Trustee, by virtue of the authority vested by that certain Deed of Trust dated October 12, 2018, and of record in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Trust Deed Book 4331, at page 271, in which Tina Ingram and George Ingram, did convey unto L. Richard Dorsey, II, as Trustee, on behalf of William Edgar Harmon and Sheryl R. Harmon, the beneficiary of said deed of trust. Default having been made under the aforementioned Deed of Trust, and the undersigned Trustee having been instructed by the secured party to foreclose pursuant to said deed of trust, will offer for sale at public auction, at the front door of the Kanawha County Courthouse, in Charleston, West Virginia, on December 1, 2021, at 10:00 o’clock am. At the time of the execution of the Deed of Trust the Grantor represented the property to have a physical address of 21 Rye Hill Lane, South Charleston, WV 25309, said property is described on the attached Exhibit A. Being the same property conveyed unto Tina Ingram and George Ingram, by William Edgar Harmon and Sheryl R. Harmon, by Deed dated October 12, 2018, of record in the Office of the Clerk of the County Commission of Kanawha County, West Virginia in Deed Book 3014, at page 545. TERMS OF SALE: 1. $5,000.00 in Cash or certified funds on the day of sale with the balance due in 30 days of sale. 2. The sale of the property will be made subject to all matters having priority over the deed of trust referred to herein including but not limited to any and all easements and taxes against said property, all prior liens, encumbrances, leases, restrictions, covenants, conditions, rights of ways and easements of any nature whatsoever, Subject to the redemption rights of the Internal Revenue Service as set forth in 11 U.S.C. 7425. 3. The purchasers at the sale shall be responsible for paying the recording costs and also the tax on the privilege of transferring real property (the cost of the tax stamp to be affixed to the deed). The purchasers shall be responsible for payment of all real estate taxes due or owing at the time of sale. 4. Subject property is sold “AS IS” condition. Johnson road, which stone is witnessed by a black oak stump and being a corner to the old Peter Pauley line; thence in a northwesterly course to a stone set in the C.J.
