NOTICE OF TRUSTEE’S SALE Notice in hereby given of the authority vested in the undersigned, Walton S. Shepherd, III, Substitute Trustee, by that certain deed of trust made by Harold Albertson and Diana Albertson, his wife, executed on the 17th day of June, 2008, of record in the Office of the County Clerk of Kanawha County, West Virginia, in Trust Deed Book 3577 at page 27, in favor of Amity Real Estate, Ltd. default having been made in the terms of the indebtedness therein secured and the holder and owner of the note thereby secured has elected to treat the whole principal debt thereby secured as thereupon immediately due and payable. The said Walton S. Shepherd, III, as Substitute Trustee, having been thereunto required in writing by the said Amity Real Estate, Ltd., being the owner and holder of the note, will on Friday, the 8th day of February, 2022, at 11:30 a.m. o’clock on the front steps of the Kanawha County Courthouse(Virginia Street entrance), Kanawha County, Charleston, West Virginia, to sell at public auction to the highest bidder, the real property described in said deed of trust, situate in Poca District, Kanawha County, West Virginia, to-wit: Being Lot 8, Phase II, of Glendrige Forest situate in Kanawha City District, Kanawha County, West Virginia, and being more particularly described as follows: BEGINNING at a point located in the northerly right of way line of Glenridge Road, said point being at a common corner to Lot 7 and Lot 8; thence along with said right of way line, N. 52 deg. 28′ W. 139 feet to a point, said point being at a common corner to Lot 8 and Lot 9; thence along with line common to Lot 8 and Lot 9, N. 33 deg. 56′ E. 469.24 feet to a point; said point being common corner to Lot 8, 9 and 10; thence along with common line to Lot 8 and Lot 10, S. 53 deg. 41′ E. 183.94 feet to a point, said point being common corner to Lot 8 and Lot 10; thence S. 34 deg. 24′ W. 100.34 feet to a point; thence S. 22 deg. 48′ W. 121.36 feet to a point, said point being a common corner to Lot 7 and Lot 8; thence along with line common to Lot 7 and Lot 8, N. 59 deg. 11′ W. 80.15 feet to a point; thence S. 31 deg. 04′ W. 246.87 feet to the point of beginning and containing 1.72 acres, more or less. Being the same property which was conveyed unto the said Harold S. Albertson, Jr. and Diana L. Albertson, his wife, by deed dated the 8th day of December, 1992, from Glenridge Forest, Inc., a West Virginia corporation, and recorded in the aforesaid Clerk’s Office in Deed Book 2306 at page 727. This sale shall be made subject to any reservations, exceptions and conditions contained in any prior deeds in the chain of title, and further subject to all unpaid taxes and special assessments, the purchaser assuming payment thereof.
