TERMS OF SALE:
1)The property will be conveyed in an “AS IS” physical condition by Deed containing no warranty, express or implied, subject to the Internal Revenue Service right of redemption, all property taxes, prior Deeds, liens, reservations, encumbrances, restrictions, rights-of-ways, easements, covenants, conveyances and conditions of record in the Clerk’s office or affecting the subject property.
2)The Purchaser shall be responsible for the payment of the transfer taxes imposed by the West Virginia Code § 11-22-1.

The non-profit Friends of Happy Retreat has issued a Request for Qualifications seeking bids for the following services at the historic Happy Retreat mansion in Charles Town, WV:
1.Attic Insulation.
a.Extraction/removal or the existing Batt insulation and removal from site.
b.Provide air sealing of all openings, pipe penetrations, light fixtures, fans and top plates to prevent air leaks and increase energy efficiency.
c.Provide new Batt insulation R 60 for a complete attic insulation package including all open attic areas, access hatches and existing HVAC equipment.
d.Alternatives to Batt insulation will be considered. Contractor to provide alternatives for review.
2.Weatherization of Basement Doors and Windows.
a.The contractor will provide a complete scope of work to repair, insulate and seal all basement windows and doors. Where necessary doors and windows need to be re-hung for function, security and loss of energy during the heating season. All repairs shall be prime painted after the repair.
3.Weatherization of All Windows and Doors on the Upper levels.
a.Contractor will provide all labor and materials to weather strip and seal gaps between moving parts of the widow sash and frames.
b.Caulking and sealing may be applied to non-moving parts and seams to prevent air and water infiltration.
c.Materials for the work may include wool felts, thin metal stripping and sash channels as required to complete the work.
d.When the sash or wooden parts of the windows and doors are repaired or made true for functions must be prime painted after the repair.
e.Exterior sills if rotted may require repair as part of this scope of work and must be prime painted after the repair.
