NOTICE OF TRUSTEE’S SALE NOTICE OF TRUSTEE’S SALE is hereby given pursuant to and by virtue of the authority vested in the Substitute Trustee, Pill & Pill, PLLC, by that certain Deed of Trust dated October 16, 2006, executed by Borrower Angela Williby, to Joseph C. Hereford, Philip B. Hereford, and David L. Watson, the Trustees of record in the office of the Clerk of the County Commission of Mercer County, West Virginia, in Book 1091, at Page 773. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 115 Spring Grove Avenue, Bluefield, WV 24701. Pill & Pill, PLLC was appointed as Substitute Trustee by APPOINTMENT OF SUCCESSOR TRUSTEE dated August 5, 2015, of record in the Clerk’s Office in Book 1300, Page 494. The borrower defaulted under the Note and Deed of Trust and the Substitute Trustee has been instructed to foreclose under the Deed of Trust. Accordingly, the Substitute Trustee will sell the following described property to the highest bidder at the front door of the Courthouse of Mercer County, in Princeton, West Virginia, on the following date: September 24, 2015 at 11:39 a.m. The property is described as of that certain lot or parcel of land, together with the improvements thereon and the appurtenances thereunto belonging, situate in Bluefield District, Mercer County, West Virginia, and being more particularly described as follows: All those certain tracts or parcels of real estate, together with the improvements, easements and appurtenances thereunto belonging, situate in the City of Bluefield, Mercer County, West Virginia, being Lots 8, 9 and 10, Section. C, lying on the south side of Spring Grove Avenue in the said City of Bluefield, and 11,850 square feet adjacent to and lying immediately south of said Lots 8, 9 and 10, Section C, and extending back to the north line of Powhatan Avenue, and which property is more particularly bounded and described as follows: FIRST: BEGINNING at a point in the south line of Spring Grove Avenue S. 68? 43′ W. 350 feet from the point of intersection of south line of Spring Grove Avenue with the east line of Lake Street; thence S. 21? 17′ E. 213 feet to a point in the north line of the Mary E. Hale property; thence with the north line of the Mary E. Hale property S. 68? 43′ W. 107.6 feet to a point; thence N. 45? 1′ W. 234.1 feet to a point in the south line of Spring Grove Avenue; thence with the south line of Spring Grove Avenue, N. 68? 43′ E. 205.7 feet to the point of BEGINNING, and being Lots 8, 9 and 10, of Section. C, as shown on map of the Horton Addition, Bluefield, West Virginia. SECOND: BEGINNING at a stake on the northwest corner of the 891/2 acre tract of land devised to Mary E. Hale by Jonathan Bailey, on the northeast side of a ten feet wide alley near the southwest corner of the property described as FIRST above and running thence S. 44? 18′ E. 164.8 feet to a stone in the east line of said alley; thence N. 70? 13′ E. 44.6 feet with the north line of a forty feet wide street separating the property hereby conveyed from the property heretofore conveyed to L. E. Tierney and L. H. Clark, to a. point; thence N. 19? 47′ W. 150 feet to a point at or near the southeast corner of the property described as FIRST above; thence S. 70? 13′ W. 113.4 feet to the point of BEGINNING, and containing 11,850 square feet, more or less. Being the same property conveyed to Angela Williby by the Deed dated October 6, 2006 and recorded in Deed Book 903, at Page 27 in the Office of the Clerk of the County Commission of Mercer County, West Virginia.
