N. 05?26′ 58″ W. 282.15 feet to a rebar found; thence S. 61?30′ 50″ E. 766.02 feet to the place of the Beginning and containing 4.82 acres, more or less. There is excepted and reserved from this conveyance that certain out conveyance of a 0.58? acre parcel conveyed to Diana L. Taylor and Teddy D. Taylor, her husband by Deed dated May 16, 2000 from Archie G. Billings and Laura Billings, his wife, said Deed being recorded on September 14, 2000 and is of record in said Clerk’s Office in Deed Book 823, at Page 778. And being the same property conveyed to Archie G. Billings and Laura Billings, his wife by Deed dated October 6, 1997 from David L. Spangler and Janice H. Spangler, his wife, of record in the Office of the Clerk of the County Commission of Mercer County, West Virginia, in Deed Book 788, at Page 248. The said Archie G. Billings having died testate on May 9, 2006 and said deed being a survivorship Deed between Grantor and Archie D. Billings, deceased. At the time of the execution of the Deed of Trust, this property was reported to have an address of: 166 Inglevalley Road, Princeton, WV 24740-0000. The referenced real estate will be conveyed with no covenants of warranty, and subject to all covenants, restrictions, easements, rights of way and reservations which may be a matter of record in the aforesaid Clerk’s Office or visible upon the ground, all prior liens and encumbrances, including, without limitation, liens for real estate taxes, incinerator, sanitary and sewer charges. The purchasers at the sale shall be responsible for paying the recording costs and also the tax on the privilege of transferring real property (the cost of the tax stamp to be affixed to the deed).
