TRUSTEE’S SALE OF VALUABLE REAL ESTATE
The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated April 24, 2009, and duly recorded in the Office of the Clerk of the County Commission of Monongalia County, West Virginia, in Deed of Trust Book 1689, at Page 464, and rerecorded in Deed of Trust Book 1691, at Page 750, Coleen D. Messenger did convey unto P. Michael Pleska and F. T. Graff, Jr., Trustees, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’ s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Monongalia County Courthouse, in Morgantown, West Virginia, on

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Union District, Monongalia County, West Virginia, and more particularly described as follows:

That certain lot, parcel, or tract of real property, together with the improvements thereon and the appurtenances thereto, located and situate in Union District, Monongalia County, West Virginia, which is more particularly described as follows:

All of Unit or Lot No. 44 as the same is shown and designated on the plat of Pinecrest Village, a copy of which plat, as prepared by Alpha Associates, Inc., dated August 19, 1993, is of record in the Office of the Clerk of the County Commission of Monongalia County, West Virginia,
in Map Cabinet No. 2, Envelope 424, to which plat reference is hereby
made for descriptive and all other purposes.

Together with any and all easements, rights of way, rights, and benefits
appurtenant thereto.

At the time of the execution of the Deed of Trust, this property was
reported to have a mailing address of 2083 Pinecrest Drive, Morgantown,
WV 26505.

AND BEING the same real estate which was conveyed to Coleen D. Messenger by Deed dated February 23, 2007, from James E. Jerome and Kristina M. Jerome, and recorded in the Office of the Clerk of the County Commission of Monongalia County, West Virginia, in Deed Book 1338, at Page 393.

The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.

The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.

TERMS: Ten percent (10{4ceb532c6f579389df471c6c1e832caf2346b74dc60fcbf6aabd4d29df3baf9c}) of the purchase price as a cash deposit with the balance due and payable within 30 days of the day of sale.
