The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Morgan District, Monongalia
County, West Virginia, and more particularly described as follows:

All that certain lot or parcel of real estate lying and being situate in
the Morgan District,Monongalia County, West Virginia, and being
more particularly described as follows, to-wit:

All of Lot No. 5 of Glenwood Heights Addition, as laid down and designated
upon a plat of said Addition, prepared by Alan J. Witschi, L.L.S. No. 587,
on the 24th day of October, 1978, and revised on the 6th day of January,
1979, recorded in the office of the Clerk of the County Commission of
Monongalia County, West Virginia, in Map Cabinet Envelope No. 103A
and 104A, respectively. This conveyance is made subject to any and
all existing reservations, restrictions, rights-of-way and
conditions as are contained in the chain of title to said property.

At the time of the execution of the Deed of Trust, this property was
reported to have a mailing address of 5 Ashwood Lane, Morgantown, WV

AND BEING the same real estate which was conveyed to Gerald E. Kramer and Crystal Kramer, by Deed dated March 3, 2008, from Estate of Eleonore Field, deceased, by Colleen A. Jarrell, Executrix, and recorded in the Office of the Clerk of the County Commission of Monongalia County, West Virginia, in Deed Book 1360, at Page 518.

The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.

The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.

TERMS: Ten percent (10{4ceb532c6f579389df471c6c1e832caf2346b74dc60fcbf6aabd4d29df3baf9c}) of the purchase price as a cash deposit with the balance due and payable within 30 days of the day of sale.
