the following described real estate, together with its improvements, easements and appurtenances thereunto belonging, situate in Kingwood Corp District, Preston County, West Virginia, and more particularly described as follows:

All of the following described parcel of real estate situate, lying and being in the City of Kingwood, Preston County, West Virginia, and is described as follows:
Beginning at a 1/2 inch reinforcing rod (set) standing on the Eastern right of way limits of Western Drive and stands as the Southern most corner to Lot No. 41 of the Westpointe Housing Development (see plat of said Development in Map Cabinet 1, at Envelope 86A); thence with said Lot No. 41, N. 48° 09′ 50" E. 97.33 feet to a 1/2 inch reinforcing rod (set), said rod stands in the line of a parcel conveyed to Viking Coal Company, Inc. by deed recorded in Deed Book 467 at page 922; thence with said Viking Coal Company, Inc. parcel, S. 36° 31′ 40" E. 153.47 feet to a 1-1/2 inch iron pipe (found), said pipe stands on the Northern right of way limits of West Virginia State Route 7; thence with two (2) lines with said limits of Route 7, S. 54° 39′ 20" W. 65.71 feet to a 1/2 inch reinforcing rod (set); thence S. 48° 17′ 00" W. 96.00 feet to a 1/2 inch reinforcing rod (set), said rod stands on the said limits of Western Drive; thence with four (4) lines with said limits of Western Drive, with a curve to the right having a radius of 8.87 feet and an arc of 14.99 feet to a pk nail (set); thence with a curve to the right having a radius of 47.75 feet and an arc of 49.17 feet to a 1/2 inch reinforcing rod (set); thence N. 24° 07′ 20" E. 5.83 feet to a 1/2 inch reinforcing rod (set); thence with a curve to the left having a radius of 91.75 feet and an arc of 116.90 feet to the beginning, containing 18,571 square feet (erroneously referred to as 18,5761 square feet), more or less.
Being the same real estate conveyed to Aaron J. Gilbride by Stone Financing, LLC, a Delaware limited liability company, by deed dated August 27, 2012, to be recorded prior to the recording of this deed of trust.
This conveyance is made subject to all exceptions, reservations, restrictions, easements, rights of way, covenants and conditions contained in or referred to in Grantor’s chain of title.

At the time of the execution of the Deed of Trust, this property was reported to have an address of: 100 Western Drive, Kingwood, WV 26537.

The referenced real estate will be conveyed with no covenants of warranty, and subject to all covenants, restrictions, easements, rights of way and reservations which may be a matter of record in the aforesaid Clerk’s Office or visible upon the ground, all prior liens and encumbrances, including, without limitation, liens for real estate taxes, incinerator, sanitary and sewer charges. The purchasers at the sale shall be responsible for paying the recording costs and also the tax on the privilege of transferring real property (the cost of the tax stamp to be affixed to the deed). The purchasers shall be responsible for payment of all real estate taxes.

The subject property will be sold in "AS IS" condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.

TERMS: $8000.00 in cash and/or certified funds as deposit at the time of sale with the balance due and payable within 30 days of the day of sale.

FEDERAL TAX LIEN: In the event that there are Federal Tax Liens against the property, the United States would have the right to redeem the property within a period of 120 days from the date of such sale or the period allowable for redemption under local law, whichever is longer.

Pursuant to the Deed of Trust, the Trustee may postpone the sale by public announcement at the time and place designated or by posting a notice of the same, and act by agent in the execution of the sale. The parties secured by the Deed of Trust reserve the right to purchase the property at such sale.
