Default having occurred in the payment of an obligation to PIONEER COMMUNITY BANK, by APPALACHIAN BIO-KILNS, LLC, which obligation was secured by a Deed of Trust executed by JOSEPH N. HOWARD, Member of Appalachian Bio-Kilns, LLC, which Deed of Trust is dated November 25, 2024 of record in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Trust Deed Book 5084 at Page 3979.
The undersigned Substitute Trustee, acting under the authority of a Substitution executed by Carl Bowman, CCO/EVP, dated February 9, 2026, recorded in said Clerk's Office in Trust Deed Book 5087 at Page 3753, will sell at public auction at the front door of the Courthouse in Raleigh County, West Virginia, on the 21st day of May, 2026, at 9:00 a.m. to the highest bidder in the following described property situate in Raleigh County, West Virginia, bounded and described as follows:

"This property is SUBJECT TO a permanent easement to Tract A through Tract B by way of the asphalt driveway to the retaining wall to inspect and repair the marked retaining wall located on Tract A.
